Is Thamesmead a safe area?

For anyone buying or renting in Thamesmead.

Thamesmead is safer than the borough it belongs to, and safer than a lot of people expect. Crime runs about a tenth below the Greenwich rate. Violence and sexual offences make up the same share of the total as they do nationally. Cars and anti-social behaviour are where it runs above. Lock the car, and the rest is the ordinary trouble of a busy part of London.

The Metropolitan Police recorded 4,137 crimes in Thamesmead in the year to May 2026, which the published figures put at about 107 crimes per 1,000 residents. That is roughly 9% below the Greenwich average. The count covers all twelve months from June 2025, so no single bad week can swing the picture.

Across the Royal Borough of Greenwich, the published rate for the same year is about 118 crimes per 1,000 residents. Thamesmead's 107 is below it, by enough to notice and not enough for anyone to call the area crime-free. The borough average already includes Woolwich, Charlton and the busier parts of inner south-east London, so being below it counts for something.

The area is dense, with about 11,400 people per square kilometre on average. Unemployment is about 6%, and about 18% of households are overcrowded. None of that explains a particular crime, but it describes the place the figures come from: plenty of people, a lot of them young, in housing that was full from the start, and the crime rate still comes in under the borough's.

What gets reported is close to the national pattern, with two exceptions. Violence and sexual offences are the largest category, at about 35% of crimes here against 35% across England and Wales, so they match the national share. That category covers a wide legal range, including common assault where nobody was hurt, and it is the biggest category almost everywhere. Anti-social behaviour makes up about 20% here against 16% nationally, and vehicle crime about 8% against 5%. Drugs offences are about 6% against 4%, criminal damage and arson about 7% against 7%, and other theft about 6% against 7%. Thamesmead was built with garages and parking at ground level and the homes above, so a buyer should ask exactly where the car spends the night, whether that is a garage, a courtyard or a street, because vehicle crime is the category where Thamesmead stands out.

After a crime is reported, the Metropolitan Police charges a suspect in about 10% of cases, against about 12% nationally, which puts it 33rd of 42 forces. In about 53% of cases nobody is identified at all. Those are force-wide figures for the whole of London and say nothing about how safe Thamesmead is. They describe what happens after a report, which is a separate question from how often reports happen here. If your car is broken into here, the report is more likely to be filed than solved.

Safety is one of Thamesmead's sounder points. The crime rate is below its borough, the mix looks like most of the country, and the main thing to watch is where you park.
