Who lives in Tewkesbury?

For anyone buying or renting in Tewkesbury.

Tewkesbury is mostly settled, middle-aged homeowners, with more pensioners living alone than the abbey postcards would suggest. About two in three households own their home. The typical resident is in their mid-forties. About a third of adults have a degree, and almost nobody is a student. It is a town of people who arrived some time ago and stayed.

At the 2021 Census, the source for every population figure here, Tewkesbury had 14,954 residents in 6,739 households. About 65% of households owned their home, about 17% rented privately and about 16% rented from a social landlord. Private and social renting are almost evenly split, so the town's rented homes are not all one kind of street.

The median resident is 44, and people aged 25 to 44 make up about 25% of the population. Tewkesbury is neither a young professionals' town nor a retirement colony. Most residents are at the stage of paying off the mortgage.

Typical household income across the area was about £52,800 in the financial year to March 2023, a gross figure before tax, modelled by the Office for National Statistics and averaged across the area. That is comfortable for a town where the typical house sells for less than many people expect. Remember that the figure is before tax.

About 33% of households are one person living alone, and about 16% of all households are a pensioner living alone, a group counted within that 33%. Couples with dependent children make up about 19% of households, and lone parents about 9%. Pensioners living alone are almost as common in Tewkesbury as families with children, which explains the bungalows and the busy daytime high street.

About 32% of adults have a degree-level qualification, about 16% have no qualifications at all, and full-time students are about 1% of residents. At 18, young people here mostly leave to study elsewhere, and the ones who come back tend to arrive with a mortgage and a pram.

Tewkesbury is mostly established owner-occupiers, comfortably off without being showy, with an older and well-rooted population. For a buyer, that means stable neighbours who are likely to stay put.
