What do houses cost in Tewkesbury?

For anyone buying or renting in Tewkesbury.

A typical Tewkesbury home sells for about £275,000. Terraces go for less than that, and detached houses go for a lot more. A flat costs about £150,000. For a town with an abbey this old, that is a surprisingly ordinary price.

The Land Registry recorded 186 sales in Tewkesbury in the year to mid-May 2026, with a median price of £275,000. By type, terraced houses sold for about £245,000 across 64 sales, semi-detached houses for about £280,000 across 59, detached houses for about £400,000 across 41, and flats for about £151,000 across 22. The step from a semi to a detached house is the big one, and it buys a garden and a drive more than any extra history.

The Land Registry's house price index for the Tewkesbury area rose about 6% in the year to May 2026, to an average of about £327,000, and about 20% over five years. Flats in the same index rose only about 2% over the twelve months. The index average covers the whole borough, villages and newer estates included, so it is higher than the town's own median sale price. Houses gained ground and flats mostly stood still. Anyone counting on a one-bedroom flat to fund the next move will need patience.

Band C is the most common council-tax band in Tewkesbury, and about 42% of homes are in bands A and B. A band D home in the borough pays about £2,341 a year. That bill matters more on a £245,000 terrace than on a £400,000 detached house.

Private rents across the Tewkesbury council area average about £990 a month on the Office for National Statistics index for April 2026, up about 3% on a year earlier. That is a mean for the whole borough, not a median of local listings. By size, a one-bedroom home averages about £674 a month, two bedrooms about £885, three about £1,124, and four or more about £1,614. Studio and room rents are not published for the area. The step from three bedrooms to four costs about as much as a whole one-bedroom flat's rent, so the extra bedroom has to earn its keep.

Typical household income in the Tewkesbury area was about £52,800 in the financial year to March 2023. That is gross income before tax, modelled by the Office for National Statistics, and it is now more than three years old. Against a median house price of £275,000, a two-earner household on that income has a realistic route to a mortgage. A single buyer on a local wage will find terraces easier than semis. The mortgage arithmetic is done on take-home pay, so the gross figure flatters what is actually left each month.

Among the sales that could be matched to an energy certificate, about 86% of the total, the median price was about £3,306 per square metre for a typical floor area of about 85 square metres. That is the space a buyer is actually paying for. Insurance is where the sums can change, because parts of town are close to the rivers. Get an indicative buildings-insurance quote for the exact address at the same stage as the mortgage agreement in principle, because two houses at the same price can cost very different amounts to insure.

The 2021 Census counted about 11% of Tewkesbury homes with one bedroom, 27% with two, 41% with three and 21% with four or more. Three bedrooms is the town's standard size, and alongside that 85-square-metre floor area it describes a family house, not a period showpiece. Buyers looking for a two-bedroom starter home have about a quarter of the stock to choose from, and they are competing with downsizers who want the same thing.

House prices are one of Tewkesbury's real strengths. A family-sized house in a historic river town still costs about what a family on two decent incomes can borrow.
