Who lives in Sunbury-on-Thames?

For anyone buying or renting in Sunbury-on-Thames.

Mostly homeowners in their forties with jobs and a car on the drive. About two in three own their home. The typical resident is in their early forties. Household incomes are comfortable. Sunbury is a settled, middle-income suburb.

All the population figures on this page come from the 2021 census, which counted 23,069 people in Sunbury. About 68% of households own their home. Roughly 17% rent privately and 14% rent from a social landlord. Homes don't come up for sale often in Sunbury, and buyers usually need a mortgage offer in place when one does.

The median resident is 41. About 27% of people are aged 25 to 44, the age group buying first homes and having children. Sunbury is a place where people are old enough to own the house and young enough to still be paying for it.

The Office for National Statistics models average household income at about £67,400 a year before tax for the financial year to March 2023, averaged across the surrounding neighbourhoods. After tax, the same model puts it at about £48,100. That's the figure that has to cover the mortgage, in a town where a typical sale clears half a million.

About 24% of households are couples with dependent children, and about 12% are lone parents. That's a fair number of school runs for a town that also has plenty of quieter streets.

About 26% of households are one person living alone. That figure includes the 12% of households where a single pensioner lives alone, so the two shouldn't be added together. With roughly one household in eight being an older person on their own, Sunbury is as much a place where people stay put after the children leave as a place where families arrive. In a riverside town, plenty of people have decided they're not leaving.

About 37% of residents hold a degree-level qualification, and about 15% have no qualifications at all. Full-time students make up about 2%, so term-time parties are rare. The mix is broad, with graduates and people who never went to college living on the same streets.

Sunbury's notable residents have included David Gilmour, Adam Faith and Eddie Calvert. Most people living here now are a lot less famous.

Sunbury is a comfortable, stable place to live, with more owners, more steady incomes and fewer extremes than most of the area around it.
