What do houses cost in Sunbury-on-Thames?

For anyone buying or renting in Sunbury-on-Thames.

Expect to pay about half a million for a typical house. A flat costs a little over half that. Semis go for well over half a million. Detached houses cost about three-quarters of a million. Sunbury doesn't do cheap, and the only discount on offer is a small one.

The Land Registry recorded 200 sales in Sunbury in the year to mid-May 2026, and the median price was about £505,000. Broken down by type, 43 flats sold at a median of about £290,000 and 53 terraced houses at about £470,000. There were 59 semi-detached sales at about £565,000 and 45 detached sales at about £765,000. The jump from a flat to a terrace is the steepest step in the range. In 1767 Gilbert White described Sunbury as "one of those pleasant villages lying on the Thames, near Hampton Court", and buyers still pay for that last part.

The official house price index for the area fell 3.5% in the twelve months to May 2026, to an average of about £430,000. Flats fell further, by about 6%. Over five years the same index is still up about 11%. Buyers hoping for a collapse got a modest dip, and on a semi it barely shows.

The most common council-tax band in Sunbury is D, and only 4% of homes are in bands A or B, the two cheapest. A band D home in Spelthorne pays about £2,530 a year. That's the number to compare with your current bill, because the typical Sunbury house will be at least that.

Spelthorne's typical private rent was about £1,630 a month in April 2026, up 1.4% on a year earlier. The figure is a mean from the Office for National Statistics index for the whole borough, so it blends Sunbury with everywhere else Spelthorne covers. Across the borough, by bedrooms, the averages are about £1,190 a month for a one-bed, £1,520 for a two-bed, £1,770 for a three-bed and £2,400 for four or more. The index doesn't publish studio or room rents.

The Office for National Statistics models gross household income, before tax, at about £67,400 for the financial year to March 2023. That figure is an average across the surrounding neighbourhoods, and it's a few years old. Set against a median sale above half a million, it makes buying here a stretch for a single typical household. A two-bed flat is within reach. A semi usually needs equity from a previous sale, a second good salary, or both.

Of the sales the Land Registry could match to an energy certificate's floor area, which was 87% of them, the median price came to about £5,500 per square metre. The typical home behind that figure has about 91 square metres of floor space. That's family-house space at a price per square metre that assumes the river is part of the deal.

At the 2021 census, about 40% of Sunbury's homes had three bedrooms, 27% had two, 23% had four or more and 11% had one. Sunbury is a three-bed town. Anyone searching for a one-bed here is hunting through the smallest slice of the stock.

So prices in Sunbury are middling for the area: high enough to hurt, a little cheaper than a year ago, and nowhere near cheap enough to call a bargain.
