What do houses cost in Stansted Mountfitchet?

For anyone buying or renting in Stansted Mountfitchet.

A typical home in Stansted Mountfitchet sells for about £445,000. A detached house costs about £650,000 and a terrace about £370,000. A flat goes for well under half the village median. Prices have barely moved in a year. An international airport down the road is handy for holidays and makes no difference to the asking price.

The Land Registry recorded 107 sales in the year to May 2026, with a median of about £445,000. Detached and terraced houses sold in equal numbers, 34 of each. The detached homes went for a median of about £653,000 and the terraces about £372,000. The 28 semi-detached houses came in at about £455,000, almost exactly the village median, so a semi is the closest thing here to the typical home. Only 11 flats changed hands, at a median of about £230,000. A flat with its own station at the end of the road is the only way into Stansted Mountfitchet for anything like a first-time buyer's budget.

The official house price index for the area had average prices up about 1% in the twelve months to May 2026, which is barely a change at all. Flats on the same index were down about 2%. That's a small fall, but anyone who bought a flat recently will have noticed it. The index puts the average across all property types at about £481,000, a little above the Land Registry median, because averages get pulled up by the expensive end.

Council tax tells you something about the housing here. Band C is the most common band, and only about 13% of homes are in the two cheapest bands, A and B. A band D home pays about £2,334 a year. The valuation list puts as many homes in band D as in band C, so the band of the house you're looking at matters. It's worth checking that house on the government's council-tax checker. Two similar-looking semis on the same street can be a band apart.

If you rent, the Office for National Statistics' index for Uttlesford puts the typical private rent at about £1,280 a month in April 2026. That's an average across the whole district, which runs from market towns to hamlets, and for this village it is the closest figure available. By size, the Uttlesford averages run from about £900 a month for one bedroom to about £1,140 for two, about £1,430 for three and about £2,030 for four or more. Living near an airport doesn't knock anything off the rent.

The Office for National Statistics models gross household income here, before tax, at about £71,000 for the financial year to March 2023. That income goes a long way towards a terrace and only part of the way to a detached house. It's also a three-year-old model of earnings before tax, so a household that matches it exactly may find mortgage lenders less generous than the headline suggests.

Of the sales that could be matched to an energy certificate's floor area, about 78% of the total, the median price was about £4,600 per square metre. The typical home behind that figure has about 99 square metres of floor space. That's a family house with room to spare, and the price per square metre you pay to get it is commuter-belt money.

At the 2021 census, about 34% of homes had three bedrooms and another 34% had four or more. About 24% had two bedrooms and about 8% just one. That's a big share of large houses for a village, and it explains why the one-bedroom buyer has the hardest search here.

In the end, Stansted Mountfitchet costs about what a well-connected commuter village usually costs. It's neither a bargain nor a stretch, and the flats are the only part of the market where a buyer has any real room to negotiate.
