What do houses cost in St Luke's, London?

For anyone buying or renting in St Luke's, London.

A home in St Luke's costs about £714,000, and it will almost certainly be a flat. Houses barely show up in the sales at all. Prices have slipped over the past year. Council tax is middling for London, and rents in the borough run high. That leaves a two-bed flat at a price that would buy a detached house in plenty of other counties.

The Land Registry recorded 95 sales in St Luke's in the year to May 2026, at a typical price of about £714,000. Flats made up 92 of those sales, at around £695,000. The other three are too few for a typical price of their own, which makes a house sale here more of a sighting than a market.

The official house price index for the area put the average down about 6% in the twelve months to May 2026, and flats down about 7%. That is a real drop over a year. It records what the last year did and promises nothing about the next one. A buyer who reads it as a sale price is making the same error in reverse as a seller who still quotes 2024.

Band E is the most common council tax band here, and only about 19% of homes are in Bands A or B. A Band D home pays about £2,108 a year, which is the figure to set against your current bill. It gives you a rough idea of what the council expects a flat off City Road to be worth.

Renting is dear too. Across Islington, a typical private rent came to about £2,810 a month in April 2026, up about 4% on a year earlier. By size, the borough's averages are about £2,130 for a one-bed, £2,640 for a two-bed, £2,940 for a three-bed and £4,150 for four bedrooms or more. These are means from the Office for National Statistics rent index across the whole borough, which takes in Highbury's terraces as well as St Luke's tower blocks.

The Office for National Statistics models typical gross household income here at about £76,700 for the financial year to March 2023. That is before tax and it is three years old, so take-home pay is lower and today's pay will be different. Even on the generous figure, a flat at around £695,000 is a stretch that needs a big deposit, a second earner or a parent with a spare bank account. Income here is averaged across City salaries and council tenancies alike, so it describes nobody's actual payslip.

On price per square metre, the typical figure is about £9,390, behind homes with a typical floor area of about 84 square metres. It comes from the sales the Land Registry could match to an energy certificate's floor area, and that was only 8 sales, about 8% of the total. A handful of flats is a thin basis for a price per square metre, and one unusual penthouse would move it noticeably.

At the 2021 census, about 39% of homes had one bedroom, about 41% had two, about 15% had three and about 5% had four or more. A three-bed is the family home round here. A four-bed is rare enough that buyers looking for one quickly learn the names of the agents who might get one in.

Most flats here are leasehold, so ask for the last three years of service charge accounts along with the lease. In a block from the post-war decades those charges can change the real price more than any haggling over the asking figure.

St Luke's is an expensive place to buy, and the money mostly buys a flat in Zone 1 with a short walk to the office. Last year's fall knocked a little off the top, which leaves it very expensive rather than ruinous.
