Speldhurst is lived in by settled homeowners who are well past their first flat and well into their second careers. More than eight in ten own their home. Nearly half have a degree. The typical resident is closer to fifty than forty. The people in their twenties mostly turn up at Christmas with laundry.
Ownership is the defining fact. At the 2021 Census, which is the source for every population figure here, about 82% of Speldhurst's 463 households owned their home. About 10% rented privately and about 7% rented from a social landlord. A "To Let" sign in Speldhurst gets the same attention a new car does.
The age profile leans mature. The median age is 48, and only about 18% of residents are aged 25 to 44, the years when most people are buying their first place, having small children and generally lacking the deposit this village asks for. Speldhurst's residents did those years somewhere cheaper and arrived afterwards.
Money is not the tight part of life here. The Office for National Statistics models average gross household income for the area at about £85,000 a year before tax, for the financial year to March 2023. That is a modelled figure for the wider statistical area, three years old, and it describes households rather than individuals. Anyone expecting the village to be split between the comfortable and the struggling will not find much of the second group.
The households come in a few clear shapes. About 29% are couples with dependent children, and about 23% are one person living alone, of whom most are pensioners: single pensioners make up about 16% of all households, within that single-person figure rather than on top of it. Lone parents account for about 6%. The result is a village of family houses with families in them, and a good number of family houses with one person in them who has not the slightest intention of downsizing.
Education levels are high. About 49% of adults hold a degree-level qualification, about 9% have no formal qualifications, and full-time students make up about 1% of residents. The pub quiz is harder than most, and the parish council minutes are written by people who have read a planning policy document for fun.
Of the 1,222 residents counted, 30 live in communal settings such as a care home rather than private households. That is too small to change how the other figures read.
Speldhurst's community is one of its real strengths: settled, well qualified, owner-occupied and staying put. It is a village of people who chose it deliberately, and very few of them are in any hurry to leave.
