What do houses cost in Speldhurst?

For anyone buying or renting in Speldhurst.

A typical house in Speldhurst costs about £705,000, and that is the friendly number. The detached ones go for nearer a million. Hardly anything comes up for sale. More than half the homes have four bedrooms or more. Speldhurst is priced for the second or third move, never the first.

The Land Registry recorded eight sales in the year to May 2026, at a median of about £705,000. They split sharply by type. Three detached houses sold at a median of about £931,000, and five semi-detached houses at about £425,000. With a sample that small, one big house on a good plot can drag the headline figure around, so treat the median as a range rather than a quote. Eight sales a year also means the house you want is probably not for sale, and when it is, the vendor has heard about the other seven.

Prices across the wider area have gone nowhere. The published house price index change for the twelve months to May 2026 was 0%, with the average across the index area sitting at about £452,000. Over five years the index is up 12%. Flats in the index area slipped about 3% over the same twelve months, which matters very little in a village where flats are rare. Council tax says the same thing in a different letter of the alphabet. The most common band in Speldhurst is G, and only 8% of homes sit in bands A or B. A Band D bill in the area is about £2,450 a year, and Band D is the starting point for the multipliers the higher bands pay. Most buyers here are paying well above that, because most houses here sit well above D.

Renting does not dodge the problem. The typical private rent across the Tunbridge Wells area was about £1,510 a month as of April 2026. That is a borough-wide average from the Office for National Statistics rent index, not a figure for the village itself, and it is a mean rather than a median of advertised listings. By size, the area averages were about £1,040 a month for one bedroom, £1,380 for two, £1,670 for three and £2,430 for four or more. Given what dominates Speldhurst's stock, the four-bedroom number is the one to pay attention to, and a rental in the village is a thing people wait for rather than find.

Incomes here are high, which is the only reason any of this works. The Office for National Statistics models average household income for the area at about £85,000 a year before tax, for the financial year to March 2023. That is a comfortable household by most standards, and it still does not buy a typical Speldhurst house on salary alone. The people buying here are mostly spending equity, not earnings. The mortgage adviser does the maths. The sale of the previous house does the paying.

The stock explains the prices. At the 2021 Census, 53% of Speldhurst's homes had four or more bedrooms, 27% had three, 13% had two and 7% had one. A buyer looking for a small first home is looking for about one house in five, and competing for it with downsizers who have no intention of leaving the village. Everyone else is shopping in the four-bed aisle, where the price tags have extra zeros.

Speldhurst is poor value by any ordinary measure, and it knows it. The prices are set for buyers who already own something expensive, and they rarely have to come down to meet anyone else.
