Who lives in South Tottenham?

For anyone buying or renting in South Tottenham.

South Tottenham is mostly young adults renting, with around half of households paying a private landlord and many more renting from a social one. About seven in ten households rent. The typical resident is in their mid-thirties. About four in ten adults have a degree, and fewer than three in ten households own their home. It's a neighbourhood of people whose careers have started and whose house deposits mostly haven't.

At the 2021 Census, the source for the household and population figures that follow, only about 28% of South Tottenham's households owned their home. About 40% rented privately and about 29% rented from a council or housing association. That leaves private renting as the largest single group. Private tenancies are usually short, so for many residents the main relationship with the area runs through a landlord.

The median age is 34, and about 37% of residents are between 25 and 44. The typical resident here is working, and many rent with someone else to keep the costs down.

Modelled household income averaged about £66,000 before tax in the financial year to March 2023, and about £47,000 after tax and other deductions. Those figures are for the area as a whole and describe a period now some years ago. The after-tax figure is what goes on rent, and in a district where most people rent, much of it does.

About 31% of households are one person living alone, and about 8% of all households are a single pensioner. Couples with dependent children make up about 16% of households and lone parents about 17%. About 17% of households are overcrowded. Small flats, single adults and crowded family homes all sit on the same streets.

About 40% of residents hold a degree and about 23% have no qualifications. Full-time students are about 3%. Graduates and people with no qualifications live side by side here, with fewer people in between than in many places. Students barely feature.

About 85% of residents described their health as good or very good at the Census. Across Haringey, preventable deaths run at a rate similar to England's, and smoking, at about 19% of adults, is also similar to the England figure. On those borough-level measures, the area is close to the national average.

As a stable, home-owning community, South Tottenham comes out weak. Most residents are young renters on tight budgets, and few of them stay long enough to put down roots.
