South Tottenham is a lot greener than its traffic would suggest. Grass of some kind is a minute or two's walk from most front doors. There are dozens of green spaces within a kilometre. Water is a short walk further. The high street is almost entirely shops, with barely a pub.
The typical home here is about 100 metres from its nearest green space, and the average home has about 53 green spaces within a kilometre. Most are small patches between the terraces and estates, and a few are proper parks. The wider area's named parks and gardens include Finsbury Park, Springfield Park and Abney Park Cemetery. A district this densely built shouldn't have this much grass, and it does.
Water is about 700 metres from the average home, and there are about 20 bodies of water within a kilometre. Most people here can walk to the water and back over a lunch break.
The National Cycle Network is further off, about 1.4 kilometres from the average home, and only about 11% of homes are close to it.
The council's list of rated premises shows what the high street is made of. There are 536 shops, 12 restaurants and 9 pubs. That's a district where people come to buy things, and much less for a long night out.
Haringey had fine-particle air pollution of about 8.9 micrograms per cubic metre in 2024, a figure for the borough as a whole.
The character comes from Seven Sisters Road, which runs from Tottenham High Road towards Holloway, and from the terraces on either side of it, many of them since split into flats. Seven Sisters and West Green are both part of this area. Of the two, Seven Sisters is the busy interchange end, and West Green has more of the residential side streets. Everyday life happens within a short walk of the station, the shops and the nearest patch of green.
Private gardens are scarce. The area has about 17,800 square metres of private garden for every 1,000 residents, and with most homes being flats, many people have no garden at all. A garden flat's garden is not always part of the flat. Whether it belongs to the flat, is shared, or belongs to the freeholder is set out in the lease, and that is the one check worth making before an offer.
The valuation list records 1,710 business premises in the area. The largest group is 535 shop premises, followed by 263 offices, 204 and 195 premises in two industrial categories, and 159 warehouses. That makes the area busier with work than its rows of terraces suggest. These are premises on the rating list. Some may be empty, and the list doesn't say which businesses are trading.
The council has rated 298 food outlets for hygiene. About 69% have the top score and about 7% are at the low end of the scale.
No protected landscape overlaps South Tottenham. There is no area of outstanding natural beauty, no site of special scientific interest and no ancient woodland. Its green space comes from parks laid out for a crowded city, which is not what those designations are for.
For a neighbourhood this crowded, the surroundings are among South Tottenham's best features. Green space is close to almost every home, there's water within a walk, and the shops are in easy reach.
