South Lambeth is mostly people in their twenties and thirties renting flats, split almost evenly between council or housing association tenancies and private lets. Fewer than one in four households own their home. The typical resident is in their early thirties. More than half have a degree. If you buy here, most of your neighbours will be tenants.
At the 2021 census, which is the source for every population figure on this page, about 24% of South Lambeth's households owned their home. About 36% rented privately and about 38% rented from the council or a housing association. Those two kinds of renting give a block very different neighbours, depending on how long each household expects to stay. A flat buyer can ask the managing agent how many flats in the block are let and how many are owner-occupied, because that mix affects how the building is run and who turns up to vote on the service charge.
The median age is 32, and about 43% of residents are between 25 and 44. That is the age band of first jobs, second jobs and the first serious conversation about mortgages. Few people stay in South Lambeth long enough to be called long-standing residents, and the ones who do are usually in council homes.
Household income averaged about £75,600 before tax in the financial year to March 2023, a figure modelled by the Office for National Statistics for neighbourhood areas and averaged across them. Gross is the key word: that figure is before tax, and with many households containing two earners, it describes the household and says little about any one salary. Against the price of a South Lambeth flat, even that income needs help.
About 34% of households are a single person living alone, and about 7% are a pensioner living alone, who are counted within that 34%. Couples with children make up about 9% of households and lone parents about 14%, so lone-parent households are the more common of the two. The rest are couples without children and sharers. Most of the district's homes are one- and two-bedroom flats, and the household mix matches that.
About 56% of adults hold a degree or higher qualification, and about 14% have no formal qualifications, so the district is mostly well educated with a significant minority who left school without any. Full-time students make up only about 3% of residents. The graduates here have finished studying and are working.
About 87% of residents described their health as good or very good at the 2021 census. Across Lambeth as a whole, the borough's smoking rate of about 11% and its rate of deaths from preventable causes are both similar to England's, according to the public health benchmarks. A young population tends to report good health, and the borough-wide figures are neither better nor worse than the national picture.
South Lambeth's population is a strong mix: young, educated and earning, with a large share of long-term social tenants alongside them. It is a neighbourhood of working renters, and owners are the minority.
