What's the area around South Lambeth like?

For anyone buying or renting in South Lambeth.

South Lambeth is dense, built-up and still surprisingly green, and that combination is the best thing about it. There is a park or green patch almost at every door. The river is a short walk away. Private gardens are scarce. The street level is busy with offices, workshops and shops, and the neighbourhood character is set by the public spaces.

The nearest green space is on average about 95 metres from a South Lambeth home, and there are around 64 within a kilometre. Those range from Kennington Park and Myatt's Fields to the squares and patches between blocks, with Battersea Park across the boundary for anything bigger. Most homes are flats, and the parks are where people go for the outdoor space a garden would otherwise give them.

Water is on average about 585 metres away, with around 27 bodies of water within a kilometre, and the Thames is the one that matters. The river was what made Lambeth: the name started out as a landing place for lambs, and for centuries a horse ferry across to Westminster was the only crossing.

The National Cycle Network is on average about 1.3 kilometres away, and fewer than one postcode in a hundred is close to it. In South Lambeth you cycle on ordinary roads, and the dedicated routes begin a little further out.

The ratings register lists 301 shops, 21 pubs and 23 restaurants in the area, against 390 offices. There are more offices than shops, which makes South Lambeth more of a place where things are done than a place for browsing. With only 21 pubs, the local is a short walk but it may not be the one you would have chosen.

Air quality across Lambeth averaged about 9.3 micrograms of fine particles per cubic metre in 2024, and that is a figure for the whole borough.

The character comes from the mix of Victorian and modern buildings around the parks and squares. Brunswick House, Vauxhall Bridge and the lodge at the entrance to Kennington Park are all listed, as are the river views towards Lambeth Palace and the Tate across the water. Vauxhall Gardens and South Lambeth Road are among the conservation areas around the district, and Vauxhall still carries the name of its old pleasure gardens. Stockwell Bus Garage is listed too, so in South Lambeth even the place the buses sleep is protected.

Private outdoor space is limited. Gardens add up to about 9,300 square metres for every 1,000 residents, and with about nine homes in ten being flats, most of that belongs to the few houses or is shared. If a flat comes with a garden, check whether the lease makes it private or communal, because the particulars rarely make that clear.

The valuation list has 1,545 rateable premises in the area. Offices are the biggest group at 388, then 301 shops, with around 180 warehouses and a similar number of industrial units close behind. These are premises on the list, and some will be empty or used for something else, but the pattern is clear: South Lambeth has a working ground floor and is not a dormitory.

Of the 357 food premises rated for hygiene, about 69% have the top score of five, and about 7% have one of the lower ratings. Most places that serve food are well run, and a handful aren't.

No protected landscape overlaps South Lambeth: no area of outstanding natural beauty, no site of special scientific interest and no ancient woodland. That is normal for inner London, where the green space is parks, squares and riverside, all planned and maintained for the people who live here.

The surroundings are the best thing about South Lambeth. The parks are close enough to visit on the way home from the bus, and that makes up for a flat with no garden.
