Who lives in South Croydon?

For anyone buying or renting in South Croydon.

South Croydon is mostly owner-occupiers in early middle age, with good incomes and a lot of degrees. About two-thirds own their home. Around a fifth rent privately. Four in ten adults hold a degree. This is a suburb of people who have mostly finished moving.

Of the 54,928 people living here at the 2021 census, which is the source for every population figure on this page, about 68% of households owned their home. Private renting accounted for 21% and social renting for 10%. Ownership is the norm, with a sizeable private-rental market mostly in the flats.

The median age is 41, and 29% of residents are between 25 and 44. That makes the place neither young nor retired. The age profile is a mortgage, a school run and a parents' evening, all in the same week.

The Office for National Statistics models average household income here at about £81,600 before tax for the financial year to March 2023, averaged across the area's middle-sized neighbourhood zones. That is a household figure, so it usually means two earners, and by now it is a few pay rises out of date. Before tax is also where the comfortable part of the number lives.

Households are a mix. Couples with dependent children make up 21% of households and lone parents 12%. Single-person households account for 27%, and 11% of all households are a pensioner living alone, a group included within that 27%, not added to it. The Whitgift Foundation bought Croham in 1601 to pay for care of the elderly and education for the young, and both causes are still well represented on these streets.

Education levels are high. About 43% of residents aged 16 and over hold a degree-level qualification, 13% have no qualifications, and full-time students make up about 2%. Students are rare here, so a university-town rhythm of term times and shared houses is mostly absent. Those who want that tend to find it somewhere other than CR2.

Health is good. About 86% of residents describe their health as good or very good, and about 4% as bad or very bad. Across the Croydon local authority, the smoking rate of about 13% is similar to England's, and so is the rate of preventable deaths. Those are borough-wide figures set against an England benchmark, and they describe Croydon as a whole far more than the people on any particular road in South Croydon.

About 639 people live in communal settings such as care homes, a small number that does not change how the rest of these shares read.

South Croydon's population is middle of the road in the most literal sense. It is comfortable, educated and largely owner-occupied, with enough renters, single people and lone parents to stop it becoming a postcard of the suburbs.
