What do houses cost in South Croydon?

For anyone buying or renting in South Croydon.

A typical home in South Croydon costs about £470,000, a price that hardly any actual house here matches. Flats go for about £275,000. Semis go for well over half a million. Detached houses go for about £724,000. The middle figure is an average of very different lives.

The Land Registry recorded 452 sales in the year to the end of May 2026, with a median of £467,500. Semi-detached houses were the most common sale, 150 of them at a typical £557,500, followed by 137 flats at about £275,000. The 94 detached houses fetched a median of about £724,000, and the 71 terraces about £428,000. Semis outsold everything else, which is about as clear a statement of what the suburb is for as you will get.

Prices have barely moved. The official house price index for the area showed a fall of 0.4% in the twelve months to May 2026, which is a rounding error dressed up as a headline, and only 0.7% over five years. Flats are where the movement is, down 2.8% over the same year. Anyone holding out for a collapse in semi prices will be holding out a while, and the slow flat market is the one place a first-time buyer has some leverage.

Council tax band C is the most common here, and only 9% of homes are in bands A and B. A band D home pays about £2,600 a year to Croydon, the number to set against your current bill, and it lands on the doormat whatever the house cost.

Renting is the alternative for about a third of households. Across Croydon as a whole, typical private rent is about £1,560 a month as of April 2026, a mean from the Office for National Statistics' rent index and a borough-wide figure, so homes nearer Croham Hurst than the town centre may not stay inside it. By size, the same borough figures run from about £1,250 for a one-bed and £1,560 for a two-bed to £1,840 for a three-bed and about £2,650 for four bedrooms or more.

Incomes are high enough to make the sums possible. The Office for National Statistics models average gross household income here at about £81,600 for the financial year to March 2023, before tax, and roughly £54,000 once tax is taken out. That is a two-earner figure. It puts a flat comfortably within reach, makes a semi a serious mortgage conversation, and leaves a detached house to people bringing equity from somewhere else. The gross number always looks better on the mortgage form than it does on a payslip.

Price per square metre gives a cleaner comparison. Across the sales that could be matched to an energy certificate's floor area, about 75% of them, the median was about £5,300 a square metre, on a typical floor area of 101 square metres. Floor area is where the difference between a converted flat and a 1930s semi shows up, so ask for the certificate's measured figure and check it against the room sizes in the particulars.

The homes themselves lean large. At the 2021 census, 32% of households had three bedrooms and 29% had four or more, against 26% with two and 13% with one. That is a family suburb, and the one-bed hunter is fishing in a small pond.

South Croydon's prices are middling for what you get. Flats are affordable on local wages, but the houses most people move here for cost a lot, and the market is not going to rescue anyone by falling.
