What do houses cost in Sharpness, Gloucestershire?

For anyone buying or renting in Sharpness, Gloucestershire.

A typical house in Sharpness sells for about £235,000. A terrace costs less than that and a semi more. Most homes are in the two lowest council tax bands. Most of the stock has three bedrooms. On the edge of the Severn, the asking prices are still the modest part.

In the year to May 2026, the Land Registry recorded 13 sales here, and the typical sale price was about £236,000. The 8 terraced houses had a median of £219,000. The 5 semi-detached houses had a median of £280,000. That is too few sales for a reliable average, because one big house or one wreck can move the median noticeably. If you are looking at a particular street, check its own sold prices on the Land Registry's records, because the village figure is based on very few sales.

The official house price index for the wider area was up 3.9% in the twelve months to May 2026. Flats in the same index were down 0.1%, which is effectively no change. Neither figure tells you where prices go next. They show what happened over the last year across a much bigger patch than this village.

Band B is the most common council tax band here, and about 61% of homes are in Band A or B. A Band D bill in Stroud district is about £2,491 a year. Most houses here are in lower bands than that, so most buyers will pay less.

Typical private rent across the Stroud area was about £1,040 a month in April 2026, up about 7% on a year earlier. It covers the whole district. Across the same area, a one-bedroom home averaged about £740 a month, two bedrooms about £960, three bedrooms about £1,170, and four or more about £1,660. These are means from the Office for National Statistics index, not medians of advertised rents. The index does not cover studios or rooms. A listing that says "minutes from the Severn" is accurate. It just leaves out how many minutes it is to anything else.

The Office for National Statistics models median household income for the area around Sharpness at about £60,000 a year before tax, for the financial year to March 2023. That figure covers a wider patch than the village and is a few years old. Even so, a terrace at around £219,000 looks within reach for a couple on ordinary local pay. That is unusual this close to the water in Gloucestershire.

Of the sales that could be matched to an energy certificate's floor area, which was about 77% of them, the median price was about £2,790 per square metre. The typical floor area behind that figure was about 80 square metres. That is the size of a family house, not a flat, so the cheap median here is not just a lot of small homes.

In the 2021 Census, about 47% of homes in Sharpness had three bedrooms. Another 24% had two, 20% had four or more, and 8% had one. Most of the stock is built for families, so a first-time buyer hunting for a one-bedroom flat will find few to choose from.

House prices are one of Sharpness's real strengths. A family-sized house here costs what a flat costs further up the county.
