Who lives in Rudgwick?

For anyone buying or renting in Rudgwick.

Settled homeowners in middle age, most of them planning to stay. About eight in ten own their home. Half the residents are over fifty. Four in ten have a degree. Rudgwick is where people come once they've finished moving house.

Of the village's 1,156 households, about 81% own their home, and most of the rest rent: about 11% privately and about 7% from a social landlord. Renting here is a sideline, and the listings reflect it. Most homes change hands between owners, not landlords.

The median age is 50, which makes Rudgwick older than the country's typical high street. Only about 18% of residents are aged 25 to 44, the years when people are usually buying their first home, starting a family and changing jobs. Those years mostly happen somewhere else. People tend to arrive here afterwards, with the equity to show for it.

The Office for National Statistics models typical household income, before tax, at about £67,000 for the financial year to March 2023. That's an estimate for the area, not a figure from anyone's payslip, and it's a few years old. It describes comfortable households rather than stretched ones.

Every population figure here comes from the 2021 census. About 22% of households are couples with children, and about 5% are lone parents. Those are the families behind the school runs and the four-bedroom houses.

About 23% of households are a single person living alone, and that includes about 14% who are pensioners living alone. That second group is a subset of the first, not an addition to it. It's a reminder that big family houses tend to stay put after the family has gone.

About 40% of residents hold a degree, about 11% have no formal qualifications and about 1% are full-time students. Students barely register, which isn't surprising for a village without a college, a railway station or much of a nightlife.

Twenty-six residents live in communal settings such as care homes rather than private households. That's too few to change how any of the other figures should be read.

Rudgwick is a well-off, well-rooted village of homeowners. Anyone arriving with a first-time buyer's deposit and a young person's social calendar will find they're outnumbered.
