About £290,000 buys the typical home, and it is usually a house. Semis sell above that line. Terraces sell a little below it. Flats are the cheap seats. Nothing here is a bargain and nothing is a folly.
The Land Registry recorded 151 sales in the year to mid-May 2026, at a median of £290,000. Semis were the biggest group, 52 sales at a median of about £311,000. Terraces followed with 48 at about £276,000, then 30 detached houses at about £416,000 and 21 flats at about £141,000. So the market runs on family houses, and the detached end is where the listing photos start featuring the word "paddock" with a straight face.
Prices are barely moving. The published house price index for the area put the average at about £327,000 in May 2026, up about 2% on the year and about 15% over five years. Flats went the other way, down about 2% over the same twelve months. Neither move is dramatic, and any agent calling a 2% rise a "hot market" is warming a very small pan.
Council tax most often lands in band C, with about 33% of homes in bands A or B. A band D bill runs to about £2,572 a year, which is the number to hold against whatever you pay now before the lender asks.
Renting is priced at county level, because that is the only level the figure exists at. The typical private rent across the Wiltshire area was about £1,060 a month as of April 2026, a mean from the Office for National Statistics' rent index rather than a median of listings, and up about 7% on the year. By size, that county mean runs to about £733 for a one-bed, £952 for a two-bed, £1,193 for a three-bed and £1,706 for four bedrooms or more. It is Wiltshire's number, not the town's own, and there is no published figure for studios or rooms.
Against that, gross household income here averaged about £60,100 in the financial year to March 2023, on the Office for National Statistics' modelled estimate before tax. That figure is three years old and predates the latest prices, so treat it as a sketch of who buys here rather than a mortgage calculation. Set beside a £290,000 median, a two-income household is in range for a terrace or a semi. The detached houses are a different conversation with a different lender.
Of the sales that could be matched to an energy certificate's floor area, 94% of the total, the median price was about £3,680 a square metre, behind a typical floor area of about 80 square metres. That is a reasonable-sized family house at a reasonable price per metre, which is not the kind of thing that makes a brochure, and it isn't meant to.
The stock is built around the three-bed. At the 2021 Census, about 40% of homes had three bedrooms, 26% had two and 26% had four or more, with 7% one-bed. That shape explains the price list: plenty of choice in the middle, very little at the bottom, and a one-bed hunter will spend more weekends viewing than buying.
Houses here cost what a sensible family town should, and that counts as one of its real strengths. The money buys a proper house with room for a family, rather than a postcode and an apology.
