Who lives in Rochester, Kent?

For anyone buying or renting in Rochester, Kent.

Mostly homeowners in their late thirties and up, paying off mortgages and doing ordinary jobs. Nearly two in three own their home. The typical resident is about forty. A fifth of households are couples with children. Rochester is middle-aged in a middle-sized way, not a retirement town and not a student town.

About 64% of households own their home. About 19% rent privately and about 15% rent from a council or housing association. So owners make up most of the town, and the flats above the high-street shops house most of the private renters.

The typical resident is 39, and about 28% of people are aged 25 to 44. That is the age when people buy the family home and then spend the next decade discovering what's wrong with it. It isn't the youngest town in Kent and it isn't the oldest. It is full of people who have the jobs and the mortgages to match.

Average household income was about £57,500 before tax in the financial year to March 2023. That is a modelled figure for the area, not a salary anyone quoted you last week. It supports the mortgage on a terrace or a semi. It rarely stretches to the detached house with the view of the castle.

Every share on this page comes from Census 2021. About 28% of households are one person living alone, and about 12% are pensioners living alone. The second group is part of the first, not an addition to it. Couples with children make up about 21% of households and lone parents about 13%. That makes it a town with school runs on most streets and quiet flats between them.

About 28% of adults hold a degree-level qualification, about 19% have no formal qualifications, and about 2% are full-time students. The mix is broad. You'll find the retrained professional and the tradesperson who has fixed their windows living on the same street, and each is glad of the other. The university on the Chatham boundary doesn't turn Rochester into a student town.

About 82% of residents describe their health as good or very good. Across the Medway local authority, preventable deaths run worse than the England average and smoking is similar to it, at about 11%. Those are council-wide figures compared with England, not measurements of Rochester's own streets.

Rochester is also the last town where you can become a Freeman of the river by serving an apprenticeship with the ancient Guild of Free Fishers and Dredgers. Most residents settle for a mortgage.

The people of Rochester are an ordinary Kent mix: homeowners, families, some renters and a middle-of-the-road income. If you're looking for a town where you'll blend in without trying, this is it.
