The typical home in Rochester costs a bit over £300,000, and nobody charges you extra for the castle. Flats come in at under two hundred grand. A semi costs about the price of a flat and a half. Detached houses are rare, and they're priced to match. You get the town's heritage without the premium you might expect to pay for it.
The Land Registry recorded 625 sales in the year to May 2026, at a median of £305,000. Flats went for about £180,000, terraced houses for about £286,000, semi-detached houses for £350,000 and detached houses for about £508,000. Terraces made up the biggest share of sales, with 274 of them, which fits a town mostly built in rows. Only 78 detached houses sold all year. Anyone wanting a detached house with a drive and a garden should expect to move fast, or to hear that it went last week.
Prices have barely moved. The published house-price index for the area fell 0.4% in the year to May 2026, which is so small that the listing photos changed more than the price did. Flats did worse, falling 3.8% over the same period. That gives a flat buyer something to bargain with. It gives a flat seller a reason to price sensibly, however much they paid for the Juliet balcony.

Against a typical sale price of £305,000, a two-income household can buy here without a lottery win. A single buyer on an ordinary salary will find the flats more realistic than the semis. It isn't cheap. It is within reach, which is the most any estate agent can honestly claim for Kent.
Among the sales that can be matched to an energy certificate, which is about 88% of them, the median price was about £3,900 per square metre, for a typical floor area of 80 square metres. That is a family-sized home at a price well short of London's. A buyer who owns one sofa and plans to buy another has room for both.
Census 2021 puts about 47% of homes at three bedrooms, 26% at two, 17% at four or more and 10% at one. The three-bedroom house is the standard product here. Buyers looking for a four-bedroom house are chasing a much smaller share of the stock, and sellers tend to know that.
House prices are one of Rochester's genuine strengths. Values are steady, the choice is wide, and the cathedral comes free.
