Who lives in Potton?

For anyone buying or renting in Potton.

Potton is mostly home-owning households in early middle age, with good incomes and good health. Seven in ten own their home. The typical resident is in their early forties. Students barely register. The town is made up of people who are past the flat-share years and some way short of the bungalow years.

The 2021 Census counted 5,728 people in Potton, and every population figure here comes from it. About 71% of households own their home, about 14% rent privately and about 12% rent from a council or housing association. Ownership is the default here, and the renters are split almost evenly between private landlords and social housing.

The median age is 42, and about 27% of residents are aged between 25 and 44. That is a town of people in the middle of mortgages, careers and school runs. The younger end of the working-age population is present, and it is not the crowd that sets the pace.

The Office for National Statistics models median household income across Potton at about £67,600 before tax, for the financial year to March 2023. Gross is the version that looks best on paper, and it covers a household, which often means two earners. Even so, it describes households that can carry the mortgage on a three-bedroom house without much drama.

About 29% of households are one person living alone, and within that group about 12% of all households are a single pensioner. Couples with dependent children make up about 22% of households and lone parents about 8%. The rest are mostly couples without children at home, whose children have grown up and left or have not arrived yet. Potton looks like a family town from the school gate and like a couples' town from the Census tables, and both readings are fair.

About 34% of adults hold a degree-level qualification, about 14% have no formal qualifications, and only about 1% of residents are full-time students. The spread is broad. It is a town of tradespeople, office workers and professionals, mostly living in the same kind of house.

About 86% of residents described their health as good or very good in 2021. Across Central Bedfordshire, deaths from preventable causes run better than the England rate, and the authority's smoking rate of about 10% is similar to England's. Those authority-wide figures say more about the district's health services than about any one street, though Potton's own self-reported health sits comfortably alongside them.

The people of Potton are an ordinary, comfortable cross-section: owners, earners and families, without much at either extreme.
