A typical house in Potton sells for about £370,000, and the number of walls you share with the neighbours sets most of the rest. Detached homes cost close to half a million. Terraces come in well under three hundred thousand. Flats barely change hands. Potton is a town of houses, and it is priced as one.
The Land Registry recorded 88 sales in Potton in the year to May 2026, at a median of £370,000. Semi-detached homes made up the biggest group, 38 sales at a median of £370,000. The 29 detached houses went for about £475,000 and the 18 terraces for about £265,000. Only three flats sold, at a median of about £138,000. Three is too few sales to call a price, so a one-bedroom buyer is working from a handful of sales.
The official house price index for the area moved up 1.8% in the twelve months to May 2026, and flats moved down 1.4% over the same period. Both are small moves. Over five years the same index is up about 17%. A rise of under 2% a year gives a seller something to mention and a buyer something to mention back, and neither side wins the argument on that figure.
Band C is the most common council tax band in Potton, and about 23% of homes are in bands A or B. A band D bill is about £2,520 a year. Band H, the top one, costs about £5,030. Potton has very few homes in it, so few that the bill matters to only a handful of owners.
Central Bedfordshire's typical private rent was about £1,240 a month as of April 2026, up about 6% on a year earlier. That is the Office for National Statistics' mean across the whole authority, which takes in plenty of places that are nothing like Potton. By size, the authority average was about £860 for one bedroom, £1,090 for two, £1,370 for three and £2,030 for four or more. No reliable figure exists for studios or rooms. The jump between three bedrooms and four is the biggest step in that list, which tells families where the pressure is.
The Office for National Statistics models median household income across Potton at about £67,600 a year before tax, for the financial year to March 2023. That figure is gross and three years old, but against a £370,000 typical price it makes Potton a stretch you can see the end of. It is within reach for two earners. One salary will struggle anywhere above a terrace.
Of the sales that could be matched to an energy certificate, about 93% of them, the median price in the year to May 2026 was about £3,960 per square metre, and the typical floor area behind those sales was 91 square metres. Plenty of Potton's semis have been extended since their certificate was issued, so the floor area on file can be smaller than the house you walk round. Ask the seller for the building control completion certificate for any extension, because the extra square metres you pay for should be ones the council has signed off.
The 2021 Census counted about 10% of Potton households in one-bedroom homes, 22% in two-bedroom homes, 39% in three and 30% in four or more. The three-bedroom house is the standard Potton purchase, and the four-bedroom house is the most common upgrade. Starter homes are thin on the ground, and that is the gap in the market here.
Potton is fair value with some room to manoeuvre: dearer than a terrace budget would like, cheaper than its four-bedroom share would suggest, and steady enough that nobody in it is in a hurry.
