What do houses cost in Pewsey?

For anyone buying or renting in Pewsey.

The typical Pewsey house sells for about £335,000, and nobody is pretending that's cheap. Detached houses push the average up. Flats are the cheap seats, and there aren't many of them. Prices barely moved last year. It's not a bargain and it's not a rip-off, just a village charging a fair price for its setting.

The Land Registry recorded 56 sales in Pewsey in the year to May 2026, with a median price of about £335,500. What you pay depends mostly on property type. The 23 detached houses that sold went for a median of about £453,000, the 12 semis for £310,000, the 14 terraces for about £294,000 and the seven flats for £210,000. Detached houses were the biggest group of sales and flats the smallest. On these numbers, the cheap flat that estate agents call "a great first step" is about the rarest thing on the market.

The published house-price index for the area rose 1.6% in the twelve months to May 2026, to an average of about £327,000. That's a small move, the kind that gets a headline in a slow week. Flats in the same index fell 1.8% over the same period. Over five years the index is up 15%. Sellers here aren't getting rich quickly, and buyers aren't getting caught out by sudden jumps either.

Band C is the most common council-tax band in Pewsey, and only about 19% of homes are in bands A or B. The band D bill is about £2,570 a year, which is the figure to check against your current bill. The cheaper bands are there, but you'll need to go looking for them.

Pewsey has no reliable rent figure of its own. The typical private rent across the Wiltshire area was about £1,060 a month as of April 2026, a mean from the Office for National Statistics rent index rather than a median of advertised lets, and up about 7% on a year earlier. By size, the same county-wide index put one-bed homes at about £730 a month, two-beds at about £950, three-beds at about £1,190 and four-beds or larger at about £1,710. Across the county, rents moved further over their year than Pewsey's house-price index did over its own, so landlords have had a better run than sellers lately.

Median gross household income, before tax, was about £54,000 in the financial year to March 2023. That's a modelled figure from the Office for National Statistics for the wider area, and it's a few years old. Set a median house price of about £335,500 against it and the typical home is within reach for two earners with a deposit, but a stretch on one salary, even though every mortgage broker will call it "doable".

Of the sales that could be matched to an energy certificate's floor area, about 88% of the total, the median price was about £3,950 per square metre. The typical home behind that figure has about 85 square metres of floor space. That's a family house of ordinary size, not a manor with stables.

At the 2021 census, about 37% of Pewsey homes had three bedrooms, 25% had four or more, 29% had two and 9% had one. Three bedrooms is the standard here. A one-bed is hard to find, so first-time buyers usually end up choosing between a two-bed terrace and a longer commute from somewhere else.

House prices in Pewsey are middling. The protected setting is fairly priced and the market isn't overheated, but a single buyer on one income will find there's very little on the bottom rung.
