Is Pewsey at risk of flooding?

For anyone buying or renting in Pewsey.

Yes, for a minority of homes, and the river is only part of it. About one postcode in twenty is in the highest river flood zone. Nearly one in five is rated high on at least one flood measure. Over a hundred properties carry a high rating from the river alone. For most of the village this won't matter, but for the streets affected it matters a lot.

On the Environment Agency's river-and-sea mapping, about 5% of Pewsey's postcodes are in Flood Zone 3, the highest-probability band, and about 2% are in Flood Zone 2, the medium-probability band beyond it. The two bands don't overlap, so the smaller Zone 2 figure is a separate fringe, not a reduced version of Zone 3. Most of the village sits outside both. An estate agent will lead with that, and it's true. It just tells you nothing about the house you're actually viewing.

Surface water, meaning rain that can't drain away fast enough, isn't broken out as its own figure here. It's included in the postcode-level indicators described further down, and that's where most of the gap between "not in a flood zone" and "not at risk" comes from. A house can sit well clear of the Avon and still have water coming down the road towards it.

Looking ahead, the Environment Agency's climate-adjusted flood zone covers about 10% of postcodes. That isn't a forecast for any single house. It shows how far the modelled risk area reaches once future rainfall and river flows are taken into account, and it covers more of the village than today's zones do.

For insurance, the addresses that matter are the ones inside those zones and indicators, where cover can cost more, come with a higher excess or need shopping around. The listing photos won't show any of that. Get an indicative quote for the exact address before you spend money on surveys and searches, not after.

At postcode level, about 19% of Pewsey's postcodes are rated high on at least one flood measure, about 12% medium and about 23% low. These bands include surface water alongside river and sea risk, so they overlap with the zone figures above. They're a broader measure, not an extra layer to add on top.

The count of homes is more useful than any percentage. The Environment Agency's rivers-and-sea mapping lists 20 of Pewsey's postcodes as carrying some risk, covering 513 properties. Of those, 122 are rated high, eight medium, 60 low and four very low. Of the high-rated properties, 78 are homes. Postcodes with no river-and-sea risk don't appear in this count at all, which is why the total is smaller than the village.

On defences, about 5% of postcodes are inside the modelled high-risk extent without defences, and the figure is the same, about 5%, with the defences included. The defences in the model don't change which postcodes fall in the high-risk area. "Defended" only ever meant that a defence exists in the model. It never meant a house was safe, and in Pewsey it doesn't even shrink the map.

The nearest tide gauge, at Portsmouth, recorded sea level rising by about 2 millimetres a year across its record from 1962 to 2023. That's a measured historic rate at a coastal gauge, not a forecast for an inland village. In Pewsey, the river and the rain matter far more than the sea.

The brief records no historic flooding in the area, with no postcodes flagged for past flood events. That's reassuring, but only as far as it goes. It means no recorded flood, not proof that water has never come in. Ask the seller directly, and ask the neighbours too.

Flood risk is Pewsey's weakest point. It's a serious concern for the postcodes in the mapping and irrelevant to much of the rest, which makes the specific address the only figure that counts.
