What's the area around Lower Edmonton like?

For anyone buying or renting in Lower Edmonton.

Lower Edmonton is greener than you would expect for somewhere so crowded. There is a park a short stroll from most front doors. Water is closer than most people realise. There are far more shops than pubs. It is a densely packed bit of London with grass in every direction.

Green space is about 150 metres from the average home, and the average home has around 31 green spaces within a kilometre. Grovelands Park and the grounds of Broomfield House are both on the national register of historic parks and gardens, and both are within reach. Most of the parks here are older than the terraces around them.

Water is close as well. The nearest stretch is about 360 metres from the average home, and there are around 26 water features within a kilometre.

The National Cycle Network is a longer trip, about 1.7 kilometres from the average home, with only about 1% of homes close to it. The area has no ancient woodland.

The premises rated for food and drink give the high street's mix: 344 shops, 21 restaurants and seven pubs. Buying almost anything is easy. Finding somewhere to drink takes local knowledge.

Enfield as a whole recorded fine-particle pollution of about 8.5 micrograms per cubic metre in 2024.

The surroundings carry more history than the terraces suggest. Within reach are the Church of All Saints, Edmonton's parish church, along with Millfield House and Lamb's Cottage. A little further out are Forty Hall and Bruce Castle, plus the Water House in Lloyd Park, now the William Morris Gallery. Edmonton Green, Upper Edmonton, Ponders End and Palmers Green are all neighbours. Lower Edmonton is a working, crowded place with grand houses and old parkland around its edges.

Private gardens add up to about 35,000 square metres for every 1,000 residents across the area's neighbourhoods. That is a lot of back gardens for somewhere so built-up, so many households have outdoor space of their own as well as the parks.

The business rates valuation list records 849 rateable premises in the area. Shops are the largest group at 340, followed by offices at 117, and the rest are spread across smaller categories. Those are premises on a valuation list, and some of them will be empty. A unit on the list is not necessarily a business that is trading.

Of the 268 food premises with a hygiene rating, about 56% hold the top score, and about 9% are at the bottom end of the scale. That makes it worth checking the rating for any takeaway you plan to use regularly, since nearly one in ten scores low.

No area of outstanding natural beauty, site of special scientific interest or ancient woodland overlaps Lower Edmonton. Its green space is ordinary town parkland, and there are no protected landscapes on the doorstep.

The surroundings are one of Lower Edmonton's real strengths. For somewhere this densely built, it has an unusual amount of park and water within a few minutes' walk.
