Who lives in Little Dunmow?

For anyone buying or renting in Little Dunmow.

Little Dunmow is lived in by young families who own their homes and earn enough to keep paying for them. Three in four own. The typical resident is in their early thirties. Couples with children make up the largest share of households. Pensioners living alone are rare enough that you could count them on the estate without much trouble.

All the population figures here come from the 2021 census. About 75% of households own their home, about 12% rent privately and about 10% rent from a social landlord. A private renter here is a minority on an estate built for buyers, and the house they want will usually have a buyer's name on it first.

The typical resident is 32, and about 31% of people are aged 25 to 44. Most of the medieval village's history is older than anyone living on these streets by several hundred years. Most of the houses are younger than their owners, which in English villages tends to be the other way round.

Household income averaged about £70,000 before tax in the financial year to March 2023, a figure the Office for National Statistics models across the wider neighbourhood. It's a few years out of date, and it is gross, so the amount that actually pays the mortgage is smaller. Two working adults is the usual arrangement here, and the house prices are set for two incomes.

About 43% of households are couples with children, and about 15% are lone-parent households. Little Dunmow is a place where children are the main business of the week. The estate's working day revolves around the school run and after-school clubs.

About 14% of households are one person living alone, and pensioners living alone are about 3% of all households, included in that 14%. So most homes have at least two people in them and very few have an elderly occupant on their own. There are few downsizers waiting for a bungalow here, and the next buyers are mostly families looking for a fourth bedroom.

About 36% of adults hold a degree, about 8% have no formal qualifications, and about 2% are full-time students. There is no university nearby and no seasonal surge of students. The mix describes a working population, mostly in jobs, mostly around the age of the people they went to school with.

Little Dunmow is a confident, comfortable place made up of young owner-occupier families with good incomes and, by the look of the census, not a lot of free time.
