Who lives in Lightwater?

For anyone buying or renting in Lightwater.

Lightwater is where settled Surrey owners arrive and then stay put. More than eight in ten households own their home. The typical resident is pushing fifty. Only about one in five is aged 25 to 44. Nobody here is renting while they work out what to do next.

Every population figure on this page comes from the 2021 census, unless it says otherwise. About 84% of households own their home, about 11% rent privately and about 4% rent socially. That is an owner-occupier village in the fullest sense, and the rental market is a side street rather than a neighbourhood.

The typical resident is about 49. People aged 25 to 44, the usual first-time-buyer and young-family years, make up about 20% of the population. The village skews towards people who bought a while ago and have seen no reason to sell since, which is a compliment to the place and an obstacle for anyone trying to get in behind them.

Money isn't the problem. Modelled household income before tax averaged about £81,000 for the area in the financial year to March 2023. That is a gross figure, before tax and deductions, and it describes three years ago rather than today. Still, it sits comfortably with the detached houses and the two cars on the drive.

Lightwater has 2,943 households, and about 7% of them are lone-parent families. That is a small share, in a village built around couples and the houses couples buy.

The rest of the household mix follows the age profile. About 26% of households are one person living alone, and within that group about 14% of all households are a single pensioner on their own. Couples with dependent children account for about 21%. The school run is here, but it shares the road with a lot of people whose children left years ago and whose spare rooms have become offices.

Qualifications run high without being extreme. About 40% of adults hold a degree, about 11% have no formal qualifications, and only about 2% are full-time students. That last figure says more than it seems to: with no university or sixth-form college crowd, term-time and holidays look the same, and no street has a row of shared houses with bins spilling over on a Sunday.

The people are among Lightwater's real strengths: stable, comfortably off, mostly owners and mostly staying, which is the neighbourhood most buyers say they want right up until they find out what it costs to join.
