Four bedrooms is the house most people live in. The village charges for calm, and calm keeps selling.
The Land Registry recorded 78 sales in the year to May 2026, at a typical price of about £540,000. That headline is mostly detached houses. There were 38 detached sales at a typical price of about £646,500, 16 semi-detached at around £471,000, 12 terraced at about £417,500, and 12 flats at about £223,000. Detached houses made up about half the sales, which explains why the median sits where it does. The terraced house, normally a buyer's way in, still costs about £417,500 here, and the market isn't sorry about it.
Prices kept climbing. The published house-price index for the area rose about 6% in the year to May 2026 and about 13% over five years. Flats rose less, about 4% over the same year. None of that is a forecast. It records what happened over the last year and gives the estate agent something to say at the viewing.
Council tax matches the housing. The most common band in Lightwater is F, and only about 2% of homes sit in the two cheapest bands, A and B. A band D bill for the area comes to about £2,585 a year, and most homes here are in higher bands than that. Buyers comparing their current bill should expect to pay more, not less.

That is the size of a sensible family house, priced as a family house in Surrey Heath would be.
The bedroom mix at the 2021 census shows why the price runs high. About 45% of homes have four or more bedrooms, 31% have three, 16% have two and 8% have one. Lightwater was built for families who needed the spare room and then kept it after the children left. Small homes are thin on the ground, and the small-home buyer is paying for scarcity.
Houses in Lightwater are expensive for what they are. The homes are pleasant and roomy rather than special, and value is the weakest part of what the village has to sell.
