Is Lightwater a safe area?

For anyone buying or renting in Lightwater.

Yes, Lightwater is safe, and its crime figures are the least interesting thing about it. Crime runs about a quarter below the Surrey Heath average. Almost nobody is out of work. Overcrowded homes barely exist. Dull numbers are exactly what a safe place should produce.

The published rate is about 46 crimes per 1,000 residents in the year from June 2025 to May 2026, with 369 recorded crimes over that period. That puts Lightwater about 27% below the average for the Surrey Heath council area. The rate is calculated on a statistical-area population, so it won't match a division of the count by any headline head count, and it isn't meant to.

Seen side by side, the Surrey Heath rate is about 63 crimes per 1,000 residents against Lightwater's 46. Surrey Heath is no crime hotspot to begin with, which makes the gap more telling. Lightwater sits comfortably below an average that was already modest.

The neighbourhood behind those numbers is settled. Population density averages about 3,135 people per square kilometre across the area, which is suburban houses and gardens rather than tower blocks. Unemployment is about 2%, and only about 1% of households are overcrowded. None of that proves anything about crime on its own. It does describe the kind of place the crime figures come from: owner-occupied, employed and not short of space.

On the mix, the small base matters. The totals are low enough that a few incidents shift any category by several points, so what follows is a snapshot of one year, not a portrait of the village. Violence and sexual offences made up about 23% of recorded crime, well under the national share of about 35%, and that category covers everything from serious assault to common assault without injury. Shoplifting was about 23% against about 8% nationally, and other theft about 16% against about 7%. For one year at least, the shops had a worse time than the houses, and a village with a row of shops and not much else produces exactly that pattern. Anti-social behaviour, at about 15%, sat close to the national 16%. Vehicle crime was about 6% against 5%, and criminal damage and arson about 5% against 7%.

What happens after a report is a separate question, answered at force level. Surrey Police charges a suspect in about 11% of cases, against about 12% nationally, putting it 30th of 42 forces. In about 36% of cases, the investigation closes without a suspect being identified. Those are Surrey Police's figures across the whole county, not Lightwater's own, and they tell you about the odds of a charge, not the odds of being a victim. For someone who has been burgled, the second number is the honest answer to whether anyone will be caught.

Safety is one of Lightwater's real strengths. The crime rate sits well below an already quiet district, and nothing in the year's figures gives a buyer a reason to lose sleep.
