Iwade is mostly young families paying off a mortgage. Nearly eight in ten households own their home. The typical resident is in their mid-thirties. A third of households are couples with children. It's less a village than a waiting list for a primary school place.
About 77% of households own their home, and around 11% rent privately. Social renting accounts for about 8%. That's a strongly owner-occupied place, and it shows in how people behave. Nobody leaves the bins out a day early when they own the house and know exactly who'll mention it.
The median age is 36, and about 32% of residents are between 25 and 44. That's what new-build estates attract: people who bought when the development was finished and have been extending the family ever since. Retirement villages are further down the road. Iwade is where people come to raise the children who will later complain about it.
Gross household income, before tax, was modelled by the Office for National Statistics at about £67,600 in the financial year to March 2023. That's a modelled figure for the area, not anyone's payslip and not today's number. It fits the tenure: households on this income are the ones who got the mortgage in the first place, and they're still paying it.
The 2021 Census is the source for every population figure here. It puts couples with dependent children at about 35% of households and lone-parent households at about 10%. About 16% of households are one person living alone, and within that group about 6% are pensioners on their own. Iwade isn't a place where people live alone. The houses have three bedrooms for a reason, and the second car on the drive is usually heading to a nursery.
About 28% of residents hold a degree-level qualification, and about 14% have no formal qualifications. Only about 2% are full-time students. That's a working population rather than a studying one, with a mix of trades, offices and shifts. There's no university nearby, so students have to drive in like everyone else.
Only nine residents live in communal settings such as care homes, so the household figures above cover almost the whole population of 4,533.
Iwade's population is ordinary rather than exceptional: young, owner-occupied and busy, with no obvious strengths or weaknesses beyond what you'd expect from a large new-build estate on the edge of Sittingbourne. If a place full of people much like yourself is what you want, it'll suit you.
