What do houses cost in Iwade?

For anyone buying or renting in Iwade.

Around £340,000 gets you the typical Iwade house, and it'll almost certainly be younger than your car loan. Detached homes go for well over £450,000. Flats sell for under £200,000. The terraces sell for slightly more than the semis, which wasn't in the brochure. You pay for a modern house on a modern estate, and you get one.

The Land Registry recorded 52 sales in the year to May 2026, with a median of about £337,500. Detached houses led at around £458,000 across 11 sales. Semis came in at about £327,000 from 23, which makes them both the most common sale and the middle of the market. Terraces sold for around £334,000 across 10 sales, and eight flats went for about £195,000. With only ten terraces in the count, that lead over the semis comes down to which houses happened to come up that year. A terrace here is a newer terrace with parking, not a two-up two-down.

The published house-price index for the area was up 3.7% in the year to May 2026, with an average price of about £294,000. Flats went the other way, down 0.9% over the same twelve months. Both changes are small. A nearly four percent rise is enough to annoy a buyer and not enough to make a seller retire. The flat figure is a fraction of a percent and nothing to panic over.

Council tax sits mostly in band D, and only about 19% of homes are in bands A or B. Band D costs about £2,406 a year. That bill comes with the house type, not the postcode: a detached new-build doesn't get a cheap valuation band because it's in a village.

Renters get a figure for the whole district. Typical private rent across the Swale area was about £1,090 a month as of April 2026. That's a mean from the Office for National Statistics' rent index, not a median of listings. By size, one-beds averaged about £760 a month, two-beds about £1,010, three-beds about £1,220 and four-beds or larger about £1,820. There's no reliable figure for studios or rooms. Given how few one-bed homes exist here, that gap is no loss.

Gross household income for the area, before tax, was modelled by the Office for National Statistics at about £67,600 in the financial year to March 2023. Against a typical sale price of £337,500, a dual-income couple is in range and a single buyer is in for a long talk with a mortgage adviser. The estate was built for two salaries, and the prices reflect that.

Among the sales that could be matched to an energy certificate's floor area, about 96% of them, the median price was about £3,700 per square metre. The typical floor area behind that figure is about 87 square metres. That's decent space for the money on this side of Kent, with rooms sized by a developer who knew what they could get away with.

The 2021 Census puts about 43% of homes at three bedrooms and 28% at four or more. Two-beds make up about 26%, and one-beds only about 2%. Iwade doesn't do starter flats. The three-bed semi is the default setting, and nearly everything else is a bigger version of it.

Houses here cost a bit more than the Swale index average, and the money buys modern, roomy, efficient homes rather than character. That's a better deal than the headline suggests, as long as character was never on your list.
