Settled homeowners who have finished moving house. Three in four own their home. The typical resident is about fifty. Nearly half hold a degree. Hindhead is where people arrive once the career has paid for it.
Every figure on this page comes from the 2021 Census, which counted 7,114 people in 2,918 households. About 77% of households own their home, outright or with a mortgage. About 15% rent privately and about 8% rent from a social landlord. Letting boards are rare here and "sold" boards are common. Most people who move up the hill intend to stay.
The median age is 50. Only about 19% of residents are aged 25 to 44, the years when most people are renting in a city, buying a first flat or pricing up nurseries. Hindhead mostly gets them later, once the second child has arrived and the two-bed in town has been sold.
Modelled household income, before tax, averaged about £70,000 in the financial year to March 2023. That's a figure for that year, not today's pay packets. It fits a village where band G is the most common council-tax band and there are two cars on most drives.
About 31% of households are one person living alone, and about 17% are single pensioners, who make up part of that same one-person figure rather than adding to it. Couples with dependent children account for about 21% of households and lone parents about 6%. So the school run and the retired neighbour with the immaculate hedge sit side by side. The hedge usually wins the Best Kept Front Garden argument.
About 46% of residents hold a degree-level qualification, about 12% have no qualifications and about 1% are full-time students. Students barely feature, and the ones who grew up here are mostly studying somewhere else and coming home for the washing machine.
The census also counts 415 people living in communal settings, such as care homes, rather than private households. That's worth knowing when reading the age figures. A share of the older population lives in care settings, not on the housing market, so the median age partly reflects who needs care nearby as well as who chose to retire here.
The community is one of Hindhead's real strengths. It's settled, owner-occupied, well qualified and comfortably off, and it's in no hurry to go anywhere.
