Who lives in Highworth?

For anyone buying or renting in Highworth.

Highworth's residents are homeowners, middle-aged and staying put. Seven in ten own their home. The typical resident is nearer fifty than forty. Nearly a third of households are one person. It's a town people settle in, not one they pass through.

Home ownership sets the tone. About 72% of households own their home, around 13% rent privately and about 14% rent from a social landlord. There are 3,685 households in a town of 8,256 people, and most of them hold the deeds. The rental market here is a sideline, which suits the owners and frustrates anyone hoping to try the town out before committing.

The median age is 49. About 20% of residents are aged 25 to 44, the years when people tend to buy a first home, have children and change jobs. That's a smaller slice than the "ideal for young families" listings might lead you to expect. The town is mostly past that stage, and it shows in the house sizes, the pubs and the quiet on a weekday afternoon.

Household income averaged about £55,000 before tax in the financial year to March 2023, on the Office for National Statistics' modelled estimate for the area. That's a gross figure, three years old, and describes that year, not this one. It reads as comfortable rather than lavish.

All the household figures come from the 2021 Census. About 30% of households are a single person, and about 17% of households are a pensioner living alone, a group that sits within that single-person figure, not on top of it. Couples with dependent children account for about 17% of households and lone parents about 9%. The estate agent's family-with-children buyer is out there, but they make up about one household in six, and the neighbours next door are as likely to be living alone as raising teenagers.

About 29% of residents hold a degree-level qualification, about 16% have no formal qualifications, and about 2% are full-time students. That's a working town with a mix of trades, offices and professions, not a university town. Any student here is on the way somewhere else.

About 82% of residents describe their health as good or very good, and about 4% as bad or very bad. At Swindon local authority level, not Highworth's own, smoking stands at about 9%, which Public Health England benchmarking rates as similar to the England average, and the preventable mortality rate is also rated similar to England. Those borough figures describe the council area as a whole and say nothing about any individual on the High Street.

Only 32 residents live in communal settings such as care homes, so the household figures describe the town without distortion.

Who lives in Highworth is a middling picture, rather than a remarkable one: mostly owners, mostly past forty, mostly doing fine. Anyone expecting a young commuter crowd will be in the minority, and happy enough about it once they've found a parking space.
