Hertford Heath is two populations sharing a postcode. The village proper is homeowning families and comfortable couples. About seven in ten households own their home. Household incomes are healthy. Several hundred of the residents are teenagers at a boarding school, which skews almost every age figure the census publishes.
Every population figure here comes from the 2021 census unless stated. About 68% of households in Hertford Heath own their home, about 16% rent privately and about 16% rent from a social landlord. That puts the renters at about a third, split evenly between the private and social sides, which is a wider mix than the village's woodland setting might suggest.
The median age comes out at 35, and about 20% of residents are aged 25 to 44. The median is not a reliable guide to the village. The census counted 475 residents aged 15 to 19 against 100 aged 20 to 24, and that spike is Haileybury's boarders. Take them out and the households along the village's own streets are noticeably older than 35. Most of those teenagers arrive each September, and very few stay to buy a house.
Household income is modelled at about £67,000 a year before tax for the financial year to March 2023, averaged by the Office for National Statistics across a wider area that includes the village. It is a good income and an old one, and it is gross, so the amount that reaches a mortgage payment is a fair bit smaller than the number.
Among the village's 927 household spaces, the census found about 24% were couples with dependent children and about 10% lone parents. About 26% were people living alone, and about 14% were pensioners living alone, part of that same group of single-person households and not on top of it. That is a village with school-age families on one side of the road and widowed retirees in bungalows on the other.
About 31% of residents hold a degree and about 17% have no formal qualifications. The census put full-time students at about 2%, but that measure only counts students who also have or are looking for a job, so it misses almost every boarder at Haileybury and badly undercounts the place. The figure describes a few sixth-formers with Saturday jobs.
The census counted 563 of Hertford Heath's 2,830 residents in communal establishments, leaving 2,267 in private households. That is the boarding school, and it makes the village a particular kind of place: a settled community of owners with a large residential school in the middle, whose pupils are counted where they sleep. Any figure that counts young people, or divides something by the whole population, is partly describing the school. The 2,267 in private households are the ones who will be your neighbours, and only they will notice whether you put the bins out.
The people of Hertford Heath are mostly homeowners on comfortable incomes, with families and retirees in roughly equal measure and a boarding school counted alongside them, which makes it a better-off and more settled village than its median age makes it look.
