What do houses cost in Hayle?

For anyone buying or renting in Hayle.

About £284,000 for a typical house in Hayle, which in coastal west Cornwall is the sound of a bargain being kept quiet. Terraces go for less than that. Detached homes go for considerably more. Nobody here is pretending the estuary is the same product as the harbour up the line, and the pricing reflects it. This is what the sea costs when the town attached to it has a foundry in its history rather than a gallery.

The Land Registry recorded 92 sales in the year to May 2026, with a median of roughly £284,000. Split by type, terraces sold at around £245,000, flats at about £223,000, semi-detached at roughly £282,000, and detached at around £399,000. That detached figure is doing the heavy work at the top end, and the gap between it and everything else is the clearest thing in the whole picture: the step up from a terrace to a house with space around it is the single biggest piece of ambition in the local market.

The Land Registry's house price index puts the average price for the area at about £280,000 as of May 2026, up roughly 4% over the twelve months and down about 0.1% on the month, which is a rounding error wearing a minus sign. Flats went the other way, off by roughly 0.4% over the year. Over five years the index is up about 11%. Terraces on the index sit at around £231,000 and flats at about £147,000.

Council tax is where Hayle quietly wins. Band B is the most common banding, and roughly 55% of dwellings sit in bands A or B combined. The band D annual bill runs to about £2,591, with band A at around £1,727. Most households here are not paying the band D figure, which is the sort of thing that does not show up in a listing photograph but does show up every month.

Renting has to be quoted at county level. The typical private rent across the Cornwall area is about £1,000 a month as of April 2026, up roughly 5% over the year, and that comes from the Office for National Statistics index as a mean rather than a median of advertised listings. By size, one-bedroom properties average around £689, two-bed about £882, three-bed roughly £1,078, and four or more bedrooms about £1,509. Cornwall stretches from Bude to the Lizard, so treat those as the shape of the market rather than a quote for a specific street.

Against local earnings, the arithmetic is kinder here than in most of the county's coastal towns without being generous. Modelled gross household income before tax, for the financial year to March 2023, came out at roughly £43,800. A median house at £284,000 is still a proper mortgage conversation, but it is a conversation, which is more than St Ives Bay usually allows.

On floor space, the median price per square metre works out at around £3,356 across the sales that could be matched to an energy certificate's floor area, which is about 83% of them. The typical matched property had roughly 82 square metres of floor area. That is a normal family-sized house rather than a compact one, and it is worth knowing that the rate reflects real rooms rather than a cleverly converted attic.

The bedroom mix from the 2021 Census says the same thing in a different language: about 43% of households have three bedrooms, roughly 31% have two, around 17% have four or more, and only about 9% are one-bed. This is a town built for households rather than for weekend occupancy.

On price alone, Hayle is one of the strongest cases in west Cornwall. You get a proper house, near proper water, for money that buys a flat and an apology further round the bay.
