Settled, middle-aged homeowners who have finished moving. About seven in ten own their home. The typical resident is in their late forties. Nearly half have a degree. A removal van here gets people talking.
Home ownership dominates. At the 2021 Census, the source for every population figure on this page, about 73% of households in the Hartley Wintney area owned their home. About 13% rented privately and another 13% rented from a social landlord. With so few private rentals, landlords are rare, and so is anyone passing through.
The typical resident is 47. Only about 20% of residents are aged 25 to 44, the age group that usually does the buying, renovating and complaining about nursery fees. The people who moved here in that phase of life mostly stayed, and the house kept the kitchen they fitted.
Income is high. The Office for National Statistics models average household income before tax at about £80,000 for the financial year to March 2023. That figure is gross and a few years old, but it describes households that can manage a detached-house mortgage, or ones that paid theirs off some time ago.
Household types are mixed. About 26% of households are one person living alone, and around one household in seven is a pensioner living alone, a group included in the single-person figure, not added to it. Couples with dependent children make up about 23% of households, and lone parents about 8%. The village has plenty of families, but it is not built around the school gate. Many of the larger houses hold two people and a room kept for when the children visit.
Qualifications are high. About 44% of residents hold a degree-level qualification, and about 12% have no formal qualifications. Full-time students make up about 1%, which is what happens when the nearest late-night kebab is a car ride away. The mix reflects a place that settled professionals chose, not one young people arrive in to start out.
About 73 people live in communal settings, such as care homes, instead of private households. That is too few to change any of the shares above.
This is a comfortable, established and well-qualified community: easy for a settled family to join, and harder for anyone hoping to find people their own age at the pub on a Tuesday.
