What do houses cost in Hanslope?

For anyone buying or renting in Hanslope.

A typical house in Hanslope costs about £375,000. Detached houses make up the bulk of what sells. Semis are the cheapest way in. Flats barely come into it. Hanslope is priced as a village of family houses, because that is almost all it has to sell.

The Land Registry recorded 30 sales in the year to mid-May 2026, at a typical price of about £375,000. Fifteen were detached houses, which went for around £475,000. Nine were semis at about £325,000, and five were terraces at about £375,000. A terrace selling for the same as the village median looks odd until you remember there were five of them, and five sales can't settle anything about a type of house. The detached figure carries the most weight, with fifteen sales behind it, and it is the one that tells you what the village is really asking.

Prices have barely moved. The house price index for the Milton Keynes area showed the average down 0.7% in the twelve months to May 2026, which is small enough to call flat. Flats in the same index did worse, down 3.4%. Hanslope has so few flats that this mostly matters to people buying in town.

Band C is the most common council tax band in Hanslope, and only about 15% of homes fall in bands A or B. A band D home pays about £2,372 a year. Detached houses on decent plots don't tend to land in the cheap bands, and the bill follows the house.

Milton Keynes Council's area has a typical private rent of about £1,330 a month as of April 2026, an average across the whole authority that the Office for National Statistics works out from its rent index. Hanslope has no rent figure of its own. By size, the same area average runs to about £970 a month for one bedroom, £1,210 for two, £1,440 for three and £2,080 for four or more. A three-bed tenant in Hanslope is paying a Milton Keynes price for a village where the buses are the bigger cost.

The Office for National Statistics modelled typical household income here at around £65,600 a year for the financial year to March 2023. That is gross, before tax, and three years old. Against a median sale price of £375,000 it puts a semi within reach for a two-income household with a deposit, and leaves the detached houses to people bringing equity from a previous sale. Gross income is the version a mortgage broker gets to see. The take-home pay is the version that covers the repayments.

The sales that could be matched to an energy certificate, about 93% of them, went for a median of about £4,330 per square metre, on a typical floor area of 97 square metres. That is family-house floor space at a price per metre that doesn't flinch. Nobody in Hanslope is paying a premium for a shoebox, because there are hardly any shoeboxes to pay for.

The 2021 census counted about 42% of homes with three bedrooms and 32% with four or more. Two-bedroom homes are about 18% and one-bedroom homes about 7%. A first-time buyer looking for a one-bed is shopping in the smallest corner of a small market. A family needing a fourth bedroom has more choice here than in most of the surrounding towns' terraces would ever give them.

Hanslope's prices sit a little above the middle: not cheap, but what you get for them is space, and the market has held still long enough for a buyer to look before committing.
