Who lives in Greenford?

For anyone buying or renting in Greenford.

Greenford is home to working-age households in their thirties and forties, split between people who own and people who rent. Just over half own their home. About a third rent privately. The typical resident is in their late thirties. On the government's deprivation ranking, Greenford's neighbourhoods have slipped towards the poorer end, and that is the part of the picture that is getting worse.

The 2021 Census counted 58,884 people in 20,173 households, and it is the source for every population figure on this page. About 56% of households own their home, around 32% rent privately and about 11% rent from a council or housing association. With nearly a third of households renting privately, new faces turn up on a Greenford street more often than new paint does.

The median resident is 38, and about 32% of people are aged between 25 and 44. That is a town in the middle of its working years. A lot of the population is commuting, paying a mortgage or saving towards one.

The household mix is broad. About 23% of households are one person living alone, including about 9% that are a single pensioner. Couples with children make up about 21% and lone parents about 13%. About 38% of residents hold a degree-level qualification and about 20% have no formal qualifications. Only about 2% are full-time students. Both ends of the qualifications range live in the same postcodes, often on the same streets, and with so few students, nobody here is living to a term-time calendar.

About 84% of residents describe their health as good or very good. Ealing as a borough does better than England on deaths from preventable causes, and its smoking rate is similar to the national level. Those are borough figures measured against the national benchmark, and they describe Ealing as a whole, not Greenford's own residents.

Greenford is a working, mid-career town of owners and renters, and that part is sound. Its neighbourhoods have been slipping on the deprivation ranking, and that slide is why the community side of Greenford comes out below average.
