What do houses cost in Greenford?

For anyone buying or renting in Greenford.

A typical Greenford home sells for about half a million pounds. Flats go for a little under £300,000. Terraces and semis cost just over half a million. Prices have eased a little over the past year. Half a million buys the three-bedroom house that almost half of Greenford lives in.

The Land Registry recorded 210 sales in the year to May 2026, at a median of about £510,000. The 62 flats had a median of around £295,000, the 94 terraced houses about £530,000 and the 49 semis about £565,000. Only five detached houses sold, at a median of £560,000. That is too few sales to tell you much about detached prices. It mostly tells you how rare they are. The real choice here is between a flat at around £295,000 and a house at well over half a million, with very little sold in between.

The official house price index has the area's average down 2.5% over the twelve months to May 2026. Flats fell further, by 4.7%. A fall of a couple of percent is a small move on a price this size, and it is a past year's change, not a guide to the next one. Flats have been the softer end of the market, and that matters most to first-time buyers.

Band D is the most common council-tax band in Greenford, and only 11% of homes are in bands A or B. Ealing's band D bill is about £2,139 a year. Hardly any homes here are in the cheap bands, so a buyer should expect a band D bill or close to it.

Private rents across Ealing average about £2,060 a month as of April 2026. That is a borough-wide mean from the Office for National Statistics' rent index, not a median of advertised listings. By size, the borough average is about £1,590 a month for one bedroom, £1,980 for two, £2,340 for three and £3,220 for four or more. Studio and room rents are not published.

The Office for National Statistics models typical household income here at about £68,500 before tax, for the financial year to March 2023. After tax, the same households had about £48,900. On either figure, a £510,000 median is a stretch for a single household income, and a flat at around £295,000 is the realistic way in for most first-time buyers. Lenders work from the after-tax number, which is about £20,000 a year smaller than the one usually quoted.

For the sales that could be matched to an energy certificate, about 84% of the year's total, the median price was about £6,040 per square metre, on a typical floor area of 82 square metres. Every energy certificate records a floor area, so it is easy to check a home's asking price against that rate. A listing that calls a house "spacious" should be backed up by the square metres on the certificate.

The 2021 Census puts 14% of Greenford homes at one bedroom, 21% at two, 46% at three and 19% at four or more. With three-bedroom homes at nearly half the stock, the 82-square-metre typical floor area describes the house most sales involve. Two-bedroom homes are scarce enough that buyers stepping up from a flat often jump straight to three.

Greenford's prices are middling for west London. They are within reach if you bring a deposit and a second income, and the flats are a cheaper way in than the houses.
