Who lives in Fitzrovia?

For anyone buying or renting in Fitzrovia.

Fitzrovia is mostly young renters, many of whom live alone. About three in four households rent. Half of all households are one person. Families with children are a small minority. Incomes are high, and about one in four households rents from a council or housing association, so the average income covers very different households.

At the 2021 census, which supplies every population figure on this page, about 23% of households owned their home. About 52% rented privately and another 24% rented from a council or housing association. That gives Fitzrovia two kinds of renter in the same streets: people paying high market rents to private landlords and long-term social tenants, some of whom have lived here for decades.

The median resident is 32, and about 36% of people are aged 25 to 44. A large number of residents are in their twenties, with students and young renters pulling the median age down. Most people here are at the start of their careers.

Median gross household income, before tax, was about £77,600 in the financial year to March 2023. That figure is an Office for National Statistics estimate averaged across the area. Because private and social renters are averaged together, few households earn close to it. A pair of consultants sharing a flat and a pensioner in a council flat make up the same average.

About 51% of households are one person living alone, and about 8% of all households are a pensioner living alone. Couples with children make up about 6% of households, and lone parents about 7%. In a district of 4,917 households, that means very few children, as you would expect from the shortage of family-sized homes.

About 58% of residents aged 16 and over have a degree. About 9% have no qualifications. Full-time students who are also working or looking for work are about 5% of residents, but that census measure misses students who are not working, so it greatly undercounts the students who actually live here. Graduates and people with no qualifications live here side by side.

About 87% of residents described their health as good or very good. Across Westminster, the smoking rate is similar to England's and deaths from preventable causes are lower than England's. Those are borough-wide figures, and they are not a measure of how healthy Fitzrovia's residents are.

Of the 9,773 residents, 795 live in communal establishments, such as halls of residence or hostels, not in private homes. That is a large share for a district this size. It is why the median age is low, why so few households own, and why many people stay only for a short time.

Fitzrovia's population is young, well qualified and mostly renting, a mix of high-earning newcomers and long-standing social tenants. It is a lively place to live, though few people stay long enough to know their neighbours well.
