Who lives in Epping, Essex?

For anyone buying or renting in Epping, Essex.

Epping is mostly owner-occupiers in early middle age, well paid on paper, with more people living alone than the family-house image suggests. Two-thirds own their homes. The typical resident is in their early forties. More than a third hold a degree. About one household in six is a pensioner living alone.

Every population figure on this page comes from the 2021 census, which counted 11,752 people in 5,003 households in Epping. About 67% of households own their home, 16% rent privately and 16% rent from a council or housing association. Social renting is as big a slice as the private rented market, which the house prices would never let you guess.

The median resident is 43, and about 27% of people are aged 25 to 44. That is old enough to own the house and young enough to still be paying for it.

The Office for National Statistics models household income in Epping at about £68,000 a year before tax for the financial year to March 2023, averaged across the town's three middle-layer areas. That is the gross figure, before tax and national insurance, and it describes a year that has since passed.

The household make-up is more mixed than a three-bedroom town would suggest. About 29% of households are one person living alone, and pensioners living alone, part of that group, make up 16% of all households. Couples with children are 21% of households and lone parents 10%. The family homes are there, but a fair number of them now hold one person who raised a family in them.

About 37% of adults have a degree or higher, and about 17% have no qualifications at all. Full-time students are around 1% of residents. The town's young adults are mostly off studying at the other end of the Central line.

Epping's residents are one of the town's strengths: comfortably off, mostly owners, and spread across more household types than the family-house image suggests.
