Is Epping, Essex a safe area?

For anyone buying or renting in Epping, Essex.

Epping is reasonably safe, with a crime rate a little above its own district's. Most of what happens here happens about as often as it does anywhere else in England. One category runs well ahead of the national pattern, and it involves cars. Anti-social behaviour runs lower than the national pattern. The town ends up middling, with a weakness that is easy to name.

Essex Police recorded 1,253 crimes in Epping in the twelve months from June 2025 to May 2026. The published rate for the area is about 83 crimes per 1,000 residents, roughly 9% above the average for Epping Forest district.

To put the two side by side, the Epping Forest district rate over the same year was about 76 per 1,000 against Epping's 83. That gap is real but modest. The district takes in a lot of forest and farmland, and fields rarely report a burglary.

As neighbourhoods go, Epping is fairly dense for a market town, at around 3,800 residents per square kilometre on average. Unemployment is about 3%, and about 3% of households are overcrowded. Those are the numbers of a comfortable, built-up commuter town, and they come without any story attached.

Violence and sexual offences make up 37% of recorded crime in Epping, close to the 35% across England and Wales. That category is the largest almost everywhere and covers a wide legal range, down to common assault with no injury. Criminal damage and arson at 8% against 7%, public order at 8% against 7%, and shoplifting at 7% against 8% are all close to the national pattern too. Anti-social behaviour, the staple of every town noticeboard, comes in at 11% against 16% nationally. Vehicle crime is the one that stands out, at 11% against 5% across England and Wales. Epping made its name serving the coaches from London to Norwich, and vehicles are still what draws the most unwanted attention in town. Off-street parking or a garage that takes a car matters more here than in most towns, so check whether the house has one.

Once a crime is reported, Essex Police charges a suspect in about 11% of cases, against about 12% nationally, ranking 28th of 42 forces over the same year to May 2026. That is a force-wide figure for the whole of Essex, set by how the force works rather than by anything on Epping's streets. About 37% of the force's cases close with no suspect identified. It tells you whether anyone gets caught, which is a different question from whether anything happens in the first place.

Epping is a middling place for safety. Most of it tracks the national pattern, and the part that does not is aimed at the car.
