What do houses cost in Cricklewood?

For anyone buying or renting in Cricklewood.

A typical home in Cricklewood sells for about £540,000, and most of the homes that sell are flats. Flats go for a good way under that. Terraces and semis go for a good way over it. The few detached houses are in another price bracket altogether. The median is really the price of a flat with ambitions.

The Land Registry recorded 255 sales in the year to May 2026, at a median of £540,000. Flats made up 157 of them, at a median of about £450,000. The 49 terraced houses went for about £685,000 and the 41 semis for about £800,000. There were eight detached sales, at a median of about £2,499,000. With only eight a year, a detached house in Cricklewood is closer to a rumour than to a category.

The House Price Index puts average prices in the area down about 3% over the twelve months to May 2026, at about £549,000. Flats fell further, by about 5%. A 3% drop is a soft patch rather than a slump. Even so, flat owners have taken most of the knock, and flats are most of what there is to sell.

Band D is the most common council tax band, and 16% of homes are in bands A or B. A band D bill here comes to about £2,235 a year.

Across Brent, private renting costs about £1,990 a month on average. That is a mean from the Office for National Statistics rent index for April 2026, and it was down about 4% on a year earlier. By size, that is about £1,560 for a one-bedroom home, £1,910 for two bedrooms, £2,240 for three and about £3,030 for four or more. Landlords and sellers are taking the same small cut at the same time.

The Office for National Statistics models average household income here at about £68,000 gross, before tax, for the financial year to March 2023. Against a £450,000 flat that is a stretch, and a terrace at £685,000 is a much longer conversation with a lender. That figure is also before the tax office has had its share.

For the sales that could be matched to an energy certificate, about 59% of last year's total, the median was about £6,600 per square metre, with a typical floor area of 94 square metres behind it. Ask for the energy certificate on any home you are considering. It gives the floor area in square metres, and that is the only fair way to compare a converted flat with a terrace.

At the 2021 Census, 26% of homes had one bedroom, 32% had two, 23% had three and 18% had four or more. Two bedrooms is the most common size, but nearly one home in five has room for a large household, which is more than a page full of flat sales would lead you to expect.

House prices in Cricklewood are middling. They are steep next to local pay and a little lower than a year ago, and what you pay depends mostly on whether you can manage without a front door of your own.
