What do houses cost in Crewkerne?

For anyone buying or renting in Crewkerne.

Houses in Crewkerne cost about £231,000, which in southern England reads like a clerical error. Terraces change hands around £180,000. Detached houses sit near £320,000. Flats go for about £150,000. This is the price of not being on the way to anywhere, and it is the best argument the town makes.

The Land Registry recorded 134 sales in the year to late May 2026, at a median of £231,000. Terraces were the largest slice at 45 sales with a median around £180,000, semis close behind at 42 sales around £250,000, and detached houses at 30 sales around £320,000. Flats came in around £150,000, on 17 sales for the entire year. If a flat is the plan, the plan is mostly waiting.

The published house price index for the area put the average at about £281,000 as of May 2026, up about 3% over the preceding twelve months. Flats on their own went the other way, down about 1% over the same period. Three percent is not a boom, and one percent the other way is not a crash. It is a market ticking over in a town that has never much gone in for drama.

Council tax lands where the prices suggest it would. The most common band is B, and bands A and B together account for about 49% of dwellings. A band D bill runs about £2,560 a year, which is the figure worth holding against whatever the reader currently pays, since band D is the one everyone quotes.

Renting is published for the Somerset area rather than for Crewkerne itself, and it is a mean from the Office for National Statistics index rather than a middle-of-the-market listing price, so read it as the county weather rather than the forecast for one street. Across the area, typical private rent runs about £990 a month, with one-bedroom places about £670, two-beds about £890, three-beds about £1,100, and four or more bedrooms about £1,580.

On affordability, modelled median household income for the area was about £46,000 gross in the financial year to March 2023, before any tax comes off it and not a figure for today. Set that against a median sale price of £231,000 and buying here stays inside the reach of a household on ordinary local money, rather than requiring family help, a windfall, or an aggressive attitude to risk. That is rarer than it should be and it is the single strongest thing this town has going.

The typical matched home came in at 76 square metres. That is a real house rather than a generous flat, and it is worth knowing before anyone starts describing a two-bedroom terrace as roomy.

The bedroom mix from Census 2021 explains what is actually on the market. About 39% of homes have three bedrooms and about 34% have two, so the standard search returns the standard house. About 10% have one bedroom. About 17% have four or more, and everybody chasing a family-sized place is chasing the same small share of the stock at the same time.

Cost is where Crewkerne wins outright, and wins easily. Almost everything else about the town is a trade-off; the price is simply good.
