Who lives in Colyton, Devon?

For anyone buying or renting in Colyton, Devon.

Owners, mostly, and not many of them young. Three-quarters of households own their home. The typical resident is in their late fifties. Roughly one household in five is a pensioner living on their own. This is not a town in transition, it is a town that has already arrived and unpacked.

The 2021 census puts owner occupation across the Colyton area at about 75% of households. About 14% rent privately and about 11% rent from a social landlord. Renting here is the minority route by some distance, and with the private and social slices at roughly the same modest size, anyone arriving with a deposit rather than a mortgage offer is competing for a small pool of houses that comes up when it feels like it.

The median age across the area is 57. Residents aged 25 to 44 account for about 15%, which is the age band that fills the offices, the nurseries and the weeknight football pitches in most other places. Here it is the thin layer between the school gates and retirement.

Money follows the same shape. Household income across the area was modelled at about £53,800 gross, before any tax comes off, for the financial year to March 2023, leaving about £41,300 net. That figure describes that year rather than this one, and it is a modelled average for the area rather than anybody's actual payslip.

Household make-up tells the story more plainly than the age figure does. About 29% of households are one person living alone, and about 19% are a pensioner living alone, the second sitting inside the first rather than adding to it. Couples with children come to about 14%, and lone parent households to about 6%. Every population share on this page comes from the same 2021 census, so they are all describing the same census night rather than a rolling average.

On qualifications, about 35% of residents hold something at degree level and about 15% hold none at all, with full-time students at about 1%. That is a spread rather than a single type. The retired professional and the person who never had cause to collect the certificate live on the same lane, and the census has no opinion about either of them.

Of the area's 4,561 residents, 54 live in communal establishments rather than in private households, a number small enough to leave every share above exactly where it is.

The population profile sits somewhere in the middle nationally while being entirely unambiguous on the ground: settled, older, overwhelmingly owning, with a slim band of working-age households holding the weekday economy together. Whether that reads as calm or as a bit quiet depends mostly on how old you are when you arrive.
