What do houses cost in Colyton, Devon?

For anyone buying or renting in Colyton, Devon.

Around £445,000 gets you the typical Colyton house. Detached is the local default and runs well over half a million. A terrace comes in under £300,000, when one appears. Barely forty homes changed hands in a whole year. This is not a market priced by demand so much as by the fact that almost nothing comes up.

The Land Registry recorded 42 sales across the Colyton area in the year to May 2026, at a median of £445,000. Detached houses made up 26 of those, at a median of £560,000. Ten terraces sold at about £295,000 and five semi-detached houses at £407,000. Forty-two sales in twelve months is less a market than a waiting list with a postcode.

The published house price index for the area barely shifted in the twelve months to May 2026, moving by a tenth of a percent, which is the statistical equivalent of a shrug. Flats came off worse over the same year, down about 4%, though flats are only around 5% of the dwellings here so the sample is doing that on a narrow base. Neither figure is a forecast. Both describe what has already happened.

Band E is the most common council tax band in the area, and 20% of dwellings sit in bands A or B. A band D bill comes to roughly £2,600 a year, which is the number most readers can hold against whatever lands on their own doormat.

Renting is measured across the district rather than street by street. Typical private rent across the East Devon area is about £970 a month as of April 2026, an average from the Office for National Statistics rent index rather than a median of what is advertised in agents' windows. By size, one-beds sit around £690, two-beds about £900, three-beds about £1,120, and four-bed or larger about £1,620. Those are East Devon figures, so they describe the shape of the market rather than the price of any particular cottage by the Coly.

Income is where the numbers stop being polite. Household income across the area was modelled at about £53,800 gross, before any tax comes off, for the financial year to March 2023, so it describes that year rather than this one. A median sale price of £445,000 sitting above that is the hardest fact on this page, and it explains why so much buying here is done with equity carried in from somewhere more expensive rather than with a salary earned nearby.

For the sales that could be matched to an energy certificate's floor area, about 45% of them, the median worked out at roughly £4,100 per square metre, with a typical floor area of 100 square metres behind it. Under half the sales are measurable that way, so it is a sighting shot rather than a full survey of the market.

The bedroom mix explains why the search results feel repetitive. Three-bed homes account for 42% of households at the 2021 census, four-bed or larger 29%, two-beds 24%, and one-beds 5%. Anyone hunting a one-bed is hunting roughly one home in twenty, and the town was plainly not laid out with them in mind.

Colyton prices poorly against what people here actually earn, and the trickle of homes coming to market keeps it there. Cost is the weak point of the place, and no amount of valley on a clear morning changes the number on the mortgage offer.
