What do houses cost in Chingford?

For anyone buying or renting in Chingford.

A typical home in Chingford sells for about £550,000, which is terrace money with a forest at the end of the road. Flats come in well under that. Semis cost a good deal more. Detached houses hardly come up at all. The middle of the market is where Chingford lives, and it charges a middling price for the privilege.

The Land Registry recorded 493 sales in the year to May 2026, at a typical price of about £550,000. Terraces were the busiest part of the market, with 203 sales at around £560,000. Semi-detached houses went for about £655,000 across 133 sales, and flats for about £335,000 across 134. Detached houses reached around £835,000, but only 23 changed hands all year, so that figure rests on a handful of front doors. For anyone hunting a detached house, the price matters less than whether one turns up at all.

The official house price index for the area put average prices up 3.1% over the twelve months to May 2026, to about £524,000. Flats barely moved, up 0.6% over the same year. Over five years the index rose about 9%. That is a market creeping forward, and the flats are doing their creeping on foot.

Band D is the most common council tax band here, and about 13% of homes sit in bands A or B. A band D bill in Waltham Forest runs to about £2,390 a year, the figure most buyers can hold up against what they pay now.

Across the Waltham Forest area, typical private rent was about £1,760 a month in April 2026, up 1.5% on the year. That is a borough-wide mean from the Office for National Statistics' rent index, covering Walthamstow and Leyton as much as Chingford. By size, a one-bed averages about £1,400 a month, a two-bed about £1,720, a three-bed about £2,010 and a four-bed or larger about £2,560. Studio and room rents are not published. A tenant in a Chingford three-bed pays close to what a borough average says, and gets Epping Forest as a garden nobody bills them for.

Income makes the price harder work. The Office for National Statistics models average household income in Chingford at about £70,000 a year before tax, for the financial year to March 2023, and about £49,000 after it. Set a £550,000 typical sale against either and the deposit does most of the arguing. That income figure is a few years old and spread across the whole area, so it describes the neighbourhood more than any single household weighing up a mortgage.

The median price per square metre was about £6,080 in the year to May 2026, across the sales that could be matched to an energy certificate's floor area, which was about 84% of them. The typical home behind that figure has around 94 square metres of floor. Ask for the certificate on any house you view here and check its floor area against what the asking price assumes, because the room count on a particulars sheet never tells you how big the rooms are.

At the 2021 Census about 40% of Chingford's homes had three bedrooms, the clear centre of the stock. Two-beds made up about 24%, four or more about 23%, and one-beds about 13%. The three-bed family house is what most buyers here are competing for, and it is what most sellers have.

Chingford costs what a solid outer London suburb costs, no bargain and no stretch beyond its neighbours. Buyers who come for a three-bed terrace will find the market works; buyers who come for a detached house will find it barely exists.
