What do houses cost in Carshalton?

For anyone buying or renting in Carshalton.

About £450,000 buys the typical Carshalton home, and that home is usually a terrace. Flats go for about £300,000. Semis sell for about £641,000. Prices hardly moved over the year. The typical buyer here pays a solid outer-London price for a terrace.

In the Land Registry's records for the year to May 2026, 312 homes sold in Carshalton at a median of £450,000. The 128 terraced houses sold at a median of £450,000, the same as the whole town. The 88 flats went for a median of £300,000, the 74 semi-detached houses for about £641,000 and the 22 detached houses for £816,000. Moving from a terrace to a semi costs far more here than moving from a flat to a terrace. In the 1600s, Thomas Fuller knew Carshalton for its walnuts and trout. Today's buyers know it for that jump to a semi.

The Land Registry's house price index puts the average at about £445,000 in May 2026, up 0.9% on a year earlier. That is close to no change at all. Flats on the same index fell 1.4% over the same twelve months, so flat buyers did a little better this year than everyone else. Over five years, the index average rose about 11%.

The most common council-tax band in Carshalton is C, and only about 10% of homes are in the two cheapest bands, A and B. In the London Borough of Sutton, a band D bill is about £2,379 a year. Agents rarely mention the band, but the buyer pays that bill every year after the sale.

Renting won't save much money. The average private rent across the Sutton area is about £1,550 a month as of April 2026, up about 3% on a year earlier. That figure is an average from the Office for National Statistics rent index, not a median of local listings. By size, Sutton averages about £1,230 for one bedroom, £1,550 for two, £1,880 for three and about £2,480 for four or more. A three-bedroom rent in the same borough costs more than a two-bedroom mortgage deposit saved in a hurry, and landlords quoting the borough average for a house near Carshalton Ponds are unlikely to quote it as a ceiling.

Household income helps, but the numbers come with a date attached. The Office for National Statistics models average gross household income in Carshalton at about £82,000 for the financial year to March 2023. That figure is before tax, and three years out of date. On that kind of income, a flat is within reach and a terrace is a stretch. A semi is for people who already own something to sell.

Measured by floor space, the median sale went for about £5,900 per square metre, across homes with a median floor area of 78 square metres. That covers the 268 sales that could be matched to a floor area on an energy certificate, about 86% of all sales. Particulars list the number of bedrooms. The energy certificate gives the floor area, and that is the figure to check against the asking price, because a third bedroom in 78 square metres usually turns out to be a box room.

The 2021 Census shows a town built for families. About 40% of households live in three-bedroom homes, 29% in two-bedroom homes, 20% in four or more bedrooms and 11% in one-bedroom homes. Carshalton has a lot of three-bedroom homes and a lot of people who want one, which is why that is where prices are hardest to negotiate.

Carshalton is middling on cost: not ruinous by London standards, and no bargain either. Flats are the most affordable way in. Everything bigger is priced for buyers who already own a home to sell.
