What do houses cost in Burnham-on-Crouch?

For anyone buying or renting in Burnham-on-Crouch.

A typical house in Burnham-on-Crouch costs about £325,000. Detached houses go for about £424,000, terraces for about £293,000, and flats hardly come up for sale at all. Both of the town's yacht clubs carry "Royal" in their names, yet the middle of its housing market is a fairly ordinary place to shop.

The Land Registry recorded 95 sales in the year to May 2026, with a median price of £325,000. The 34 detached sales had a median of about £424,000, the 30 semis about £320,000 and the 23 terraces about £293,000. There were only eight flat sales, at a median of about £223,000. Anyone after a flat is choosing from a very short list.

The official house price index for the area rose about 2% in the twelve months to May 2026. Flats went the other way, falling about 2% over the same year. Neither change is large. In sailing terms, this is the kind of wind the race officer waits out.

Band C is the most common council-tax band in Burnham, and about 26% of homes are in bands A or B, the two cheapest. A band D home here pays about £2,330 a year, which is the figure most buyers can compare with their current bill.

Across Maldon district, the typical private rent is about £1,150 a month as of April 2026, up about 8% on the year before. That is a district-wide average (a mean) from the Office for National Statistics rent index, not a figure for Burnham alone. By size, the district averages about £805 a month for one bedroom, £1,040 for two, £1,260 for three and £1,930 for four or more. Landlords had the better year: rents rose about 8% while sale prices rose about 2%.

The Office for National Statistics models gross household income here, before tax, at about £54,000 for the financial year to March 2023. That figure is a few years old. Against a £325,000 median, a single earner on that income would find it a stretch, while two earners can work out the sums without much trouble. The sums work best for buyers bringing equity from a dearer part of the country.

Of the sales that could be matched to an energy certificate's floor area, about 92% of the total, the median price was about £4,000 per square metre. The typical home behind that figure has about 88 square metres. The floor area is printed on the certificate for any house you are looking at, and it is the quickest way to tell whether an asking price is in line with that median.

At the 2021 Census, three-bedroom homes made up about 34% of Burnham's housing, two-bedroom about 31%, four or more bedrooms about 24% and one-bedroom about 11%. The small share of one-bedroom homes matches how rarely flats change hands. This is a town built for households that need a spare room for the sailing kit.

Burnham's house prices are middling, neither a bargain nor out of reach, and the river comes at the same price as everything else.
