What do houses cost in Buckingham?

For anyone buying or renting in Buckingham.

A typical house in Buckingham sells for about £370,000, and the price depends heavily on what kind of house it is. A flat costs under £200,000. A detached house costs close to £500,000. Detached houses are the most common sale, so the typical price is set by family houses on the newer estates, and the old market square has little to do with it.

In the Land Registry's twelve months to May 2026, 184 homes sold in Buckingham at a median of about £370,000. Detached houses made up the biggest group, 70 sales at a median of about £490,000. Semi-detached houses went for about £350,000 across 49 sales, and terraces for £300,000 across 51. Flats were the smallest group, 14 sales at about £179,000. With only 14 flat sales, a single block of new-builds or one cheap ex-council flat could move that median a long way. If you are buying a flat, get the sale prices for your own building or street from the Land Registry, because the town-wide figure rests on too few sales to rely on.

The official house price index for the area rose 2.8% in the twelve months to May 2026, and flats rose 0.4%. Neither number is dramatic. Over the year, houses held their value and flats barely moved. The index puts the average price at about £486,000. That is a mean across a wider index area, so expensive homes pull it up, and it shouldn't be read as a second asking price for the same homes.

Band C is the most common council tax band, and about 23% of homes are in the two cheapest bands, A and B. A Band D home pays about £2,527 a year to Buckinghamshire Council. Most of the town's housing was built after the 1970s expansion, and that newer stock sits in the middle bands.

Renting costs about £1,470 a month for a typical private let across the Buckinghamshire area, as of April 2026. That figure is a mean from the Office for National Statistics' rent index and covers the whole county, so it is not a median of Buckingham listings. By size, the county averages are about £1,030 for one bedroom, £1,310 for two, £1,600 for three and £2,360 for four or more. Separate rents for studios and single rooms are not published.

The Office for National Statistics models gross household income in Buckingham at about £70,000 a year, for the financial year to March 2023. That is before tax, so it is several years old and bigger than anything a household actually takes home. Set against a £370,000 median sale price, a two-income household on that money can reach the middle of this market without a heroic deposit. A single buyer on a single salary is in a different position, and the semis and terraces are where they are most likely to find something.

The median price per square metre is about £4,000, and the typical home behind that figure has about 96 square metres of floor space. That covers the 92% of sales that could be matched to an energy certificate's floor area. Most of the money buys floor space in a house built in the last fifty years, and very little of it is a premium for Georgian heritage.

The 2021 census shows how the housing is split by bedrooms. About 9% of homes have one bedroom, 21% have two, 35% have three and 35% have four or more. Most homes have three bedrooms or more, so a first-time buyer has fewer small homes to choose from. When a two-bedroom house comes up, it has the whole town's starter buyers bidding for it.

Prices are one of Buckingham's stronger points. Family houses cost what local incomes can reach, and they rose a little last year instead of shooting up.
